We have had over 9 land contract offers and 3 cash offers. If you are a land contract buyer, down payment must be over $6,000 and price must be over asking. We have plenty of land contracts with 3k down and $15,000 offer price but that is not strong enough. If you are a cash buyer, it must be NORTH of $12,000. We turned down a $12,500 cash deal in early March. It is a great deal at current price and Sellers are not going to give it away.
