Some TLC will do a lot-- One owner home was well loved. Windows, AC unit, & roof appear newer than age of dwelling. Carpeting, vinyl, paint, etc. show age. Heirs are selling ''as is'' The property fronts on gravel, yet only 200 ft +/- from paved. Sunbeam Dr is a dead end and traffic does not fly by. Approx 5 mi on blacktop to I 44 exit (#96). From the property to Springfield takes approx. 20 minutes. A Walmart super center is about 4 miles, Marshfield about 5 mi. Agent checked utility usage. Electric bills: Webster CO Elect. They gave an avg of $55.00 per/mo prior to tax. 09-2020 thru 08-2021. The time-frame checked was when power was on and the home occupied. Brooks Gas CO says LP tank lease is $5 p.mo. They stated avg annual propane purchased was 935 gallons per yr for the last two years the home was occupied. Within the past month a new crawl space entry cover + a graveled outer ''well'' in front of crawl access have been installed. The contractor who went under the house stated that the underside looks good. The absence of a crawl space cover/door through the winter and rainy season apparently resulted in some fungal growth in the crawl space. That has been cleaned up & treated. With the crawl space cover in place there should be no more issues. There is a 5 yr warranty that the Pest Company has given that will pass to the next owner. Termite inspection revealed the need for treatment. That has been done and comes with a 5 yr warranty. Several free re-checks are included.
