First month's rent and security deposit due upon signing of lease agreement. 1 year lease minimum. Utilities are a $175/month flat rate. Rent is due on the 1st of every month, I am flexible on payment method but prefer Venmo.

No pets is preferred but are negotiable. They carry an extra $250 security deposit and tenant is liable for all damages incurred during their stay.
