Sweet little cabin with top-of-the-world views!!! This is a really clean and tight little cabin that will be perfect for your hide-out, weekend getaways, hunting camp, and/or off-the-grid home. The cabin sits on top of the ridge with absolutely spectacular views of the West Elk Mountains, the Grand Mesa, Gould Reservoir, and the North Fork Valley below. The cabin is fully wired for electrical with a propane generator for power supply, and the generator has remote start so it can be turned on from within the cabin. There is a solar panel to keep the generator battery charged during times of non-use. There are also LED lights in the rooms with separate switches that are powered from a separate battery so you have interior lighting for times when you don't want to run the generator. The battery that runs the LED lights charges every time you do run the generator. There is a propane gas refrigerator, and a Bosch tankless instant propane hot water heater. Water source is a 1,500 gallon concrete cistern with a pressure pump. Plumbing was all designed and constructed so it is gravity flow self draining so it's extremely easy to winterize for those winter months if you aren't going to be living there. The foundation is concrete filled foam blocks and the cabin is extremely well insulated and the owner has never even seen it freeze inside in the winter, even during long periods of absence with no heat. There is also good cell phone service at the property. Floors are epoxy & acrylic and the walls and ceilings are T&G pine. Copper countertops and wrought-iron window trim. The eaves of the cabin have a large overhang and provide a ton of interior storage, provide cover below for the deck on the east side and covered parking or storage on the west side of the cabin and also keep snow away from the cabin walls. Wrap-around deck on 3 sides that is covered on 1 side and provides a great area to BBQ and hang out and soak in the incredible views. Elk can be seen from the cabin about every day in one direction or another and there is great hunting in the area in GMU 63. Elk tags are over-the-counter for 2nd and 3rd seasons here. This property is located within Cathedral Peak Ranch which is approximately 5,000 acres of +/-40 acre parcels. Covenants allow you to fence in up to 5 acres to keep cattle away from your cabin and/or to fence in your horses. The rest of the land must remain unfenced. You have access to everyone else's land for hunting, hiking, 4-wheeling and recreation. This gives you access and use of about 5,000 acres of private lands, plus the adjoining BLM and National Forest lands. The ranch is behind locked gates for private access only and each landowner receives 5 hunting badges which are required to be carried on you while hunting so the number of people that each landowner can allow to hunt on the ranch is limited. Cathedral Peak Ranch also borders BLM lands and National Forest for more hunting and lands to recreate on. You can ride your horses from your property onto National Forest and on into the West Elk Wilderness. The HOA leases the ranch for cattle grazing in the summer to keep everyone's taxes cheap under Ag Status and uses the income from the grazing for road maintenance and other improvements. There is also a stocked pond on the ranch for fishing for the kids, and lots of roads and trails for hiking, horse back riding, mountain biking or ATV's. The Crawford Reservoir and the Black Canyon of The Gunnison National Park are just a short drive down the road and Blue Mesa Reservoir is about an hour drive away. This is recreation paradise!!!
