There are standard setbacks for front, back and side yards and also indicates the max 30’ height of the home which would probably allow for up to 3 stories. Many areas of the city that are more restrictive on height, with overlay zoning (Historic Nye Beach)or deed restrictions and such and other factors such as architectural standards, protected views, etc. that make building in those areas more expensive than on this lot. This lot is also very easy to build on as it is flat and cleared. Many lots in town are real challenges because of steep slopes, wet areas, etc.
This 50' X 100' .11 acre property is cleared and level and has a nice existing 14' X 24' single car garage on it if that could be of good use to the buyer. The garage has a new roof and man door in 2011, a newer overhead garage door and vinyl sliding window and the building was freshly painted in 2012. This property is in a convenient central location for beach access, and we (the owner) have found it an easy walk to popular destinations around Newport like the Historic Newport Bayfront, Yaquina Bay State Park and Lighthouse which is in sight to the south of the lot and less than one block away; Some also enjoy that it is also walking distance to the post office, library, shopping and Historic Nye Beach for more great shops, restaurants, bead shop, art galleries, artisan bakery and more. Newport is also the home of the new NOAA Pacific Fleet Headquarters, the Oregon Coast Aquarium, Oregon Coast Community College, the Yaquina Bay Bridge, Rogue Ales and the Hatfield Marine Science Center operated by Oregon State University.
