All adults 18+ must apply & provide a government-issued ID, SSC & proof of income (last 30 days of pay stubs, if self-emplyd, most recent tax return & 6-months of bank statements). Applications are $60 per adult (non-refundable) & are processed only once all documents & fees are received. Applications are reviewed first-come, first-served. Resident criteria apply.
Once approved, a holding agreement & earnest money equal to at least one month's rent are due by the end of business day to secure & hold the property. Earnest money is credited toward the total required move-in costs. A 1x $299 non-refundable admin fee is due at lease signing.
Pet Screening is required for all applicants.
No fee if no pets or ESA/assistive animals (documentation required). Pet owners pay $30/pet via credit card; additional pets are$30 ($25 via ACH). Monthly & move-in pet fees are per PAW Score. #5: $45/mo & $299 move in, #4: $55/mo & $299 move in, #3: $65/mo & $299 move in, #2: $75/mo & $399 move in, #1: $85/mo & $500 move in.
All residents are enrolled in the $75/month Resident Benefit Package, which includes HVAC filter delivery (where applicable), credit reporting, $1M identity protection, utility concierge to simplify move-in connections, resident rewards & more!
~ Move-In Fees: $60 App fee/adult, 1.5x base rent Security Deposit, 1x $350 maintenance coordination fee & 1x $299 admin fee.
~ Monthly fees are: base rent, 2%/mo admin fee, $75 RBP, utilities(if any) & pets (if applicable).
