The Conejos River, flowing east into the nearby Rio Grande, is located just north of the property and is the irrigation ditch's source. The quiet valley floor is closely flanked by Sierro del Ojito, Flat Top, San Luis and Brownie Hills with the majestic Blanca Peak looming on the horizon. The sale includes two parcels, the first one is 155+ acres split north and south by County Road 27 with County Road W being the northern boundary. This parcel includes 2-1/12 ditch shares from the Los Sauces Ditch Company with about 55 of acres on the west side of CR 27. Included on the fully fenced western portion is a barn, shed and corrals with electricity and a well. Further south, you will find wooden corrals with chute and two small sheds. At the west end, west of the ditch, is an abandoned adobe homestead. Two gates along CR 27, one at the CR W intersection and the other toward the southern border, are the primary access points. In addition, about 30 acres of grass/hay was last harvested in 2015 on this portion. The other portion is to the east of CR 27 and is 100 acres of fully fenced, mostly pastureland that currently has cattle grazing on it.
