The community consists of custom homesites, primarily 36+ acres in size, and is managed by the Salero Ranch Community Association, Inc., a nonprofit corporation formed on October 6, 1997. The association oversees the community's operations, including road maintenance, water, and utilities. Homeowners are required to pay an annual HOA fee of $535. The community allows horses and has a low real estate tax of $14.00 annually. This low tax rate is due to an existing grazing lease in the area.

The community's covenants and restrictions (CC&Rs) are designed to ensure tasteful residential development and protect property values, prohibiting mobile homes and manufactured housing.
