General Construction
-All wood is #1 or #2 straight grain fir (fir is harder than pine or spruce, holds nails to prevent pops.
-Beams are fir and wrapped before construction to prevent stains.
-Doors are all straight grain Douglas Fir. Custom made to specs by Verde Valley builder.
-All outside construction is with 2x6; 2x4 on inside walls except many are more than doubled.
-Floors are also fir with wire brushing to remove the softer portions of the grain and leave the hard portions.
-Underlay is 5/8 plywood that is tongue and grooved at the edges.
-Windows are all dual paned thermo with UV protection by Sierra Pacific.
-All interior cabinets (except laundry and garage) are of Knotty Alder custom made by a builder in Cottonwood.
-All cabinet drawers are full extension with soft-touch closing feature.
-The visible ceiling beams and planking are beneath another whole roof structure, insulation, plywood, sheathing etc which support the cement roof tiles.
House placement
-The rear of the house with the big panes of glass faces North. There is little Western exposure that is not shaded by evergreens.
-After about 5:00 pm the rear of the patio and pool are shaded by Coffee Pot. Dining area, grill and pool are therefore shaded.
-Entrance is over a dry creek using a substantial bridge with an arched gate. The arches theme is repeated throughout the house design.
Living/Dining area
-The room entry is focused on the floor to ceiling rock wall constructed with a dry technique showing no exposed cement. The gas fireplace is controlled by a key with an opening in the rock.
-A small semi-concealed bar with frig and sink uses burnished Uba-Tuba granite with a chiseled edge. Custom cabinets with lighting are provided.
-A six-foot long cabinet of 38-inch height with six doors provides D/R access to shelves for storage of glass and china. Tableware can be stored in concealed drawers in the top portions of the cabinets.
-A special area is provided with windows to the porch near the dining room table. If a piano is placed there it is protected from sun damage by the porch overhang.
-High-mounted speakers are located on the interior wall with controllers below.
-Two locations are provided for the central vacuum system.
-Both the entry and fireplace have electrical outlets to light hung pictures.
-A large custom-framed cold air return is located high over the bar in a somewhat concealed location. The size of the ducts is substantial and when combined with furnaces located in the basement gives good air circulation with minimum noise.
Kitchen and Keeping Room
-Custom cabinets of Knotty Alder have a very unique design with curved corners giving a soft appearance. The curve is carried out at the bottom of the design in what would be a kick-space. This theme is repeated in all Knotty Alder cabinets.
-Granite countertops are burnished to reduce glare in an often-sunny kitchen.
-Appliances are Dacor for the 6-burner gas range, double ovens and warming drawer. The GE microwave also has a convection mode. The refrigerator is Sub-Zero. The dishwasher is Asko. The trash compactor is by Kitchen Aide.
-The 72-bottle Sub-Zero wine cooler with two temperature zones also has two deep refrigerator drawers providing ample refrigerator space. This is located in a separate area for convenience in preparing both coffee and wine.
-Two separated sinks are provided each with garbage disposals. One has an integrated cutting board ideal for vegetable and fruit preparation. A reverse-osmosis water supply is provided.
-Two large 5-foot high full-extension pull-out pantries give excellent accessibility to stored items including large foil packages eliminating need to remove for use.
-A 42-inch TV is concealed under the center counter viewable from the fireplace area. Doors may be closed to hide the TV.
-The gas fireplace includes two six-foot long cabinets for storage on either side with an electrical outlet under the picture to facilitate lighting.
Laundry
-Custom cabinets with granite counter tops.
-Gas and 240V electrical.
-Pull out shelf under stainless sink.
-Maytag washer and dryer about 2 years old with 10-year warranty.
Office
