Increasingly trendy neighborhood in southside Providence
Providence’s West End neighborhood is becoming increasingly sought-after for its proximity to dining and its quirky, historic vibe. “It’s undergone a significant revitalization in recent years,” says Realtor Tracy LeRoux of Link Real Estate, who has nearly three decades of local experience. “Living in the West End offers a unique blend of urban convenience and a strong sense of community,” she adds. Ellen Oaklund, a Keller Williams Coastal Realtor with more than six years of local experience, agrees, observing its convenience and community are top reasons homebuyers land here. “West End is very much a trendy, hipster neighborhood, full of young professionals, artists and college students,” she says. Keller Williams Coastal Realtor Alessa Alvarez, a Providence local with nearly a decade of real estate experience, noting that West End’s diversity adds to its charm. Alvarez: “West End is very eclectic, because you have a mix of older people who have been here for generations and young people who are fresh out of school, just starting their lives, and it gives the area a really vibrant energy.”

Early 20th century single-family-turned-multifamily homes
Many of West End’s homes were built between 1900 and 1929, but some date back to the early 1880s. The oldest homes are two or three-story Queen Anne and Second Empire-style Victorians clad in colorful wood siding and decorative trim. Most of the largest homes have been converted from single-family properties into condos, duplexes or triplexes. Sale prices for well-maintained Victorian-era multi-family homes start at about $845,000 and can climb to close to $1 million. The individual units inside run from around $240,000 to $365,000, depending on their size. Rare standalone, single-family Colonial Revivals and Cape Cods tend to sell for between $260,000 and $325,000. Alvarez observes: “The east side of Providence is where you see all the million-dollar properties, and up until a couple years ago, that side of the city was very separate. But home prices on the east side are so high now that people are making their way this direction in droves, and it’s driving the prices up.”

A vibrant dining and arts scene between Atwells and Elmwood Avenues
Federal Hill, Providence’s “Little Italy,” is just north of West End. Atwells Avenue, the main road running through the district’s center, is lined with gourmet Italian food markets and family-owned eateries that have been around for decades. On Broadway, a main road south of Atwells, World’s Fair Gallery showcases contemporary art by emerging and established local artists. Broadway is also home to a handful of vintage shops, including Rocket to Mars and Hall’s Antiques, as well as restaurants and bars. Seven Stars Bakery is a popular regional chain café. LeRoux calls the bakery “charming,” adding that it’s “a beloved local institution.” The Patio on Broadway, an upscale American eatery farther down the street, has a full bar with a rotating menu of creative cocktails. Ogie’s Trailer Park embraces a kitschy, vintage tiki bar aesthetic on Westminster Street, about four blocks south of Broadway. New Urban Arts and the Southside Cultural Center of Rhode Island are two art studios/galleries near West End’s east side that focus on arts engagement in the community. New Urban Arts is dedicated to local youth programs, while SCCRI’s initiatives are geared toward nurturing the voices of artists of color.

Providence Public Schools offer school choice for sixth through 12th grade
West End students attend Providence Public Schools for preschool through 12th grade. The district offers school choice for middle and high schoolers, but kids may go to Asa Messer Elementary, which feeds into West Broadway Middle. Both schools earn a C-minus grade from Niche. B-rated Achievement First Providence High School is ranked third on Niche’s list of the best charter high schools in Rhode Island. It’s part of the Achievement First network, comprising 41 public charter schools in three states that share a mission to provide quality college prep-focused education to students from historically underserved communities. Providence is home to more than 50 private schools. Holy Ghost School, which serves elementary and middle schoolers, is within 2 miles of most West End homes. It’s affiliated with the Church of the Holy Ghost, a historic Catholic church that’s celebrated Mass on Saturdays since the 1880s.
There are eight college campuses in Providence, including Providence College, Brown University and the Rhode Island School of Design, three of the city’s top employers. Alvarez says the universities add to West End’s eclectic atmosphere. “It’s a unique community, with different people coming together from all over the world, drawn here for the opportunities, whether that’s education or employment,” she says. Brown and RISD are both in the College Hill neighborhood, near downtown.
West Broadway Middle School in Providence serves approximately 500 students.
Mount Pleasant High School has approximately 1,300 students in grades 9-12.

Once a military drill field, the Dexter Training Grounds now offer civilian recreation
The Cranston Street Armory, built in 1907 to house the Rhode Island National Guard, towers over the south end of the Dexter Training Grounds in the middle of West End. The city is working to restore the castle-like landmark, and though it’s been vacant since the ‘90s, the armory may have a future on the silver screen. Most recently, it appeared in Disney’s “Hocus Pocus 2.” The 9-acre park stretching north from the Cranston Street Armory offers modern civilian recreation, from bocce to baseball. On Thursday evenings in the summer, the Armory Park Farmers Market takes over Parade Street on the park’s west side. Ridge Street Park features a playground just half a mile north of the Dexter Training Grounds, while Franciscan Park, also nearby, is an off-leash dog park.

Within 2 miles southwest of downtown Providence
U.S. Route 6 curves around the neighborhood’s west side, connecting northeast toward Interstate 95. Downtown is just east of the interstate, but the quickest route is via Westminster or Cranston streets. Taking Westminster, the nearly 2-mile drive takes 10 minutes when there’s no traffic. Rhode Island Hospital, a major regional employer, is about 3 miles east of the neighborhood. Depending on traffic, the commute can take less than 10 minutes on Westminster Street. “Providence is a car-dependent city, but West End is good for public transportation. It’s close to the train station, which is great if you live here but work in Boston,” Alvarez says. The Amtrak station, which offers park-and-ride options for commuters, is about 3 miles northeast. Rhode Island Public Transit Authority, or RIPTA, bus stops line main roads in and around West End, including Westminster and Cranston. The Rhode Island T.F. Green International Airport is about 8 miles away. With no traffic on I-95 southbound, the drive takes less than 15 minutes.
