Public transit and locally owned restaurants and delis surround the neighborhood, putting the cosmopolitan conveniences of city life within reach. “I love the fact that we have subways, express buses and are minutes from major highways,” says Olga Zakinova, who has been living and selling real estate in Briarwood since 1993. “You get in a car and go left, right, up, down, you’re gonna end up where you want to be quickly.” The combo of homeownership for well under $1 million and nearby urban perks like JFK Airport and Forest Park make this neighborhood a smart choice.

Co-op villages under $500,000 and Tudors under $1 million
Brick co-op buildings with dozens or even hundreds of units are common on Briarwood’s north and west sides. Units are priced between $180,000 and $500,000, which is a deal in this area. “Co-ops here are pretty affordable compared to Forest Hills nearby,” Zakinova says. “You will pay probably $200,000 more there.” In Parkway Village, a 35-acre co-op complex at the north end, shorter buildings create a village atmosphere with shared playgrounds. Postwar condo buildings are less common, and have units priced between $300,000 and $500,000. Single- and multifamily homes are more common in the center and east side of Briarwood. The charming Tudors, bungalows and colonials are priced between $700,000 and $1.5 million, and most include off-street parking.

Local representation in the food and bar scene
Hillside Avenue to the south and Queens Boulevard on the west are populated with delis and restaurants that reflect the diversity of Queens, from Guatemalan comfort food at Xelaju and kebabs at Or-Yehuda, to vegan breakfast bowls at Panorama. The Key Food and Foodtown supermarkets on the east and west edges also keep residents’ pantries stocked. Dart Inn on the north side has perfectly dated decor and dart boards, and Lovell’s Guiding Light on the south has island-inspired cocktails and Caribbean dance music.

Classical music and fine art in a serene cemetery
Just west of the Van Wyck Expressway, Maple Grove Cemetery’s Celebration Hall hosts concerts, art exhibits and events throughout the year. The Friends of Maple Grove Cemetery also organizes dance parties, a summer jazz festival and literary readings that let residents enjoy the grounds as a public green space.
Top-rated public and Catholic schools
Local students in preschool through fifth grade can attend P.S. 117, which has a B-plus grade from Niche. J.H.S. 217 middle school has a B-plus grade, and Molloy, a private Catholic high school with an A grade, is a big draw. “I have clients who buy here specifically to send their kids to Molloy,” Zakinova says. In neighboring Jamaica Hills, Hillcrest High School teaches grades eighth through 12th and has a B-minus grade.

Below Queens’ largest park
Hoover-Manton Playground on the west side is convenient for local kids, and some of Queens’ best and biggest parks are close by. About 2 miles west, Forest Park has hiking trails and an 18-hole golf course, and about 3.5 miles north, Flushing Meadows Corona Park has nearly 900 acres of green space, as well as the Queens Zoo and Citi Field stadium.

Convenient for trains, planes and automobiles
The E and F trains, which stop at three stations on Queens Boulevard and Hillside Avenue, get residents into Manhattan in about 45 minutes. The AirTrain to JFK Airport is a short walk south, and with the Kew Gardens Interchange on the west side, reaching Brooklyn or the rest of Queens by car is easy.
The Subway in Briarwood is an inexpensive way to get to Manhattan.

I moved to briarwood in march and absolutely love it. It is still extremely affordable yet homey and close to everything. The F train is a so close by as is multiple highways and buses. I really love the atmosphere and how diverse the neighborhood is.
