Amber is such a great agent to work with. As A first time buyer I was very apprehensive and quite frankly scared to go through the process. Upon meeting Amber I was put at ease. She help me narrow down my search, put me in contact with a great loan officer and made sure that I was comfortable with my budget. Since I was from out of town, Amber toured multiple condo's for me and facetimed me so that I could do a tour without having to travel to San Diego. Every time a new condo that met my prerequisites would hit the market, Amber would contact me and help me navigate through the processes of putting in an offer. Due to the extreme competitiveness of the current housing market, I became discouraged after putting in a few offers that were not accepted. Amber assured me that my condo was out there, and that we just had to be patient. Sure enough when the codo that I ended up purchasing hit the market, Amber called me and we moved quickly (even though Amber was out of town tending to family matters). She guided me though putting in a competitive offer that was eventually accepted by the seller. Amber made sure that I did not have to compromise on my non-negotiables or go above my budget. Amber made the escrow process very manageable. She was always available for questions and always kept my best interest in mind during any negotiations. Amber is a dream realtor to work with. I was extremely lucky to find her. I cannot recommend Amber more. Whenever I decide to buy again, she will most definitely be the first person I call.

Working with Amber was absolute pressure. We were a first time home buyer and Amber has guided us through the process step by step. Amber has a ton of knowledge about SD areas and helps you to ensure you are making the right long term investment. She is super responsive and works 24 hours to answer any of your questions. She has helped a lot not only with buying the property but lots of related issues we had that we were not sure how to handle. I will highly recommend using Amber's services. Home buying process is stressful and complicated and you definitely want to have the piece of mind that somebody is taking care of you, which Amber will do :)

Amber was an absolute dream of a realtor to work with. I was lucky enough to be referred to her by multiple people and it immediately took all of the pain out of the hunt for a home, starting with skipping over the tricky search for a realtor. On our first meeting, Amber taught me a lot about the home buying process as I was a first-time buyer and really had no idea what the steps would actually look like. She had her work cut out for her with me living in another state, having a tight budget, and high expectations. Amber went to multiple showings and FaceTimed me to show me virtually and gave her honest input for each one. When I finally came to showings in person, I found my future home and Amber was ready to move very quickly so we submitted my offer within 24 hours. It was a rough week-long wait for negotiations to even start, but when we finally heard back from the sellers Amber coached me through a responding offer leading me to beat 5 other offers! That's when the fun began - we were now in an abnormally long 75-day escrow prompted by the seller and she was coaching me and communicating with me throughout the entire time. Not only that, I was doing a few renovations (floors & paint) on a very tight timeline as soon as I closed and Amber did ALL of the heavy liftings for me. It seriously blew away all of my expectations, I originally thought she'd provide referrals but I never expected her to project manage it all the way through, including checking in on the contractors while I was still out of state. Fast forward to my move-in day, I had some drama getting my belongings from a PODS facility and Amber was there to help me laugh it off and assure me it's not the worst thing that could happen on move-in day. I bought an air mattress and sheets to sleep on for the first night in my new home and had to wash those sheets before sleeping on them around 10 pm on a Saturday. The flooring contractors hadn't reconnected the washing machine properly so when it drained it flooded my new home and floors. I texted Amber in a panic because I didn't know what to do or if I needed some kind of emergency flood assistance to prevent mold. Of course, she went waaaay above and beyond and actually came over at 11 pm on a Saturday to help me out!! So many of the things Amber did to help me were not standard things that you'd expect in a realtor's job description, but she was always there helping me with a smile on her face. I seriously cannot recommend Amber more, she will absolutely be my realtor whenever I'm ready to make my next move, and I will shout her name from the rooftops for all of my friends when they are ready to shop for a home.

Amber was a an awesome agent. She really showed her value in connecting with the seller agents to help me understand what it took to be competitive in a tough buyers market. This saved a lot of time and we were able to focus on houses we had a shot with. In the end, I ended up with the perfect home and no regrets.

Amber was so helpful during the entire home-buying process. I don't know what we would have done without her! She was patient with me and my husband as first-time homebuyers, and really took her time to help us find the right home and answer every question we had. She did a great job negotiating for us, and was a great intermediary between us and the seller. Amber has even helped answer questions that came up long after our sale closed, which speaks to her dedication and service to her clients. If you want a realtor who is knowledgeable, patient, and a strong advocate, you will not be disappointed with Amber. I can't thank her enough!!

I met Amber a few years back in 2015 when I first moved to California from Kentucky, I was in desperate need of finding someone to transport my then 12yr old daughter back and forth to school. I trusted Amber then so of course I trusted her to find me the perfect home for my family and I. What I did not know was how phenomenal she is within the real estate market. If I didn't know any better I would have easily thought Amber has been a real estate agent for many years. Amber's knowledge of the market, ability to negotiate and go to bat for me made me feel as if she has been doing this for a very long time and possess the skills of a seasoned agent but no, she's just that good. I highly recommend Amber and will continue to trust her with my real estate needs.

Amber was a fantastic partner in our home buying process from start (remote from San Francisco) to finish (nailing all of our asks over a week of viewings in San Diego). As first-time home buyers, she guided us confidently through every step of the process and even went above and beyond in helping us coordinate third-party services and contracts.

She communicates clearly and often; we could always count on her to answer the many questions we had, no matter how small. She helped us put together a strong offer which was able to successfully compete in a multi-offer scenario. And finally, she helped us navigate the more nuanced questions we encountered during the post-purchase and settling phase that really helped us make our new house into a home!

We truly would not have been able to secure our dream home without her. We will be recommending Amber to anyone we know who is looking for a home in the local area. Highly, highly recommended.

If I could rate higher than 5 stars, I would! As first time home buyers, Amber took a lot of time to sit with us and discuss our needs and wants. Amber was amazing! She explained the whole process to us. She made sure to get to know us and make sure we were comfortable with everything. If you want someone who you can trust and fights for you, then Amber is the person you want to contact. She got us a really amazing deal on our new home plus lots of credits. She communicated consistently with us throughout the whole process (which is something I loved!). She exceeded our expectations and went above and beyond for us. Would definitely recommend!

Amber VanOrman at Sand & Sea Realty was truly amazing, and I would recommend anyone work with her! I moved to San Diego from DC area for work and wanted to buy my first home, but wasn't sure about the process, if I could afford it, what my options were, etc.. Amber made the entire process so easy and really went above and beyond her duties as a realtor to ensure I felt comfortable in my first home purchase. I was still located in DC during most of the purchase process so Amber kept me completely in the loop with my mortgage broker, assessments, remodeling quotes from contractors, and was there every step of the way. She provided me detailed reports all the time and listened to everything I wanted and all my concerns, and even followed up proactively with all of my requests. She will get you your dream home no matter what!
