Andy has been managing my properties for over 17 years in all parts of San Diego. I have always had a great experience and recommend him to everyone I know. He is extremely knowledgeable and professional. I have used other property management companies in other states and Andy and his team is by far the best. I know that he will do a great job for me and that I will not have any issues that he can not handle.

The equity company has been managing 3 of my properties for the past 2 years. They have been fantastic! They always find great tenants, are fair, keep both mine and my tenants interests in mind, are incredibly responsive and are incredibly well run. They also offer the best prices anywhere and by a lot! In this time, Andy has also helped me purchase a rental property and he was top notch. He helped me navigate the process and is an excellent negotiator.

We've been Equity Company clients for almost 20 years. Andy's professionalism, business acumen and sense of fairness are unsurpassed. From a property owner's perspective his company has been absolutely on top of every issue. He properly vetted prospective renters, expedited repairs and property upgrades, performed onsite inspections and takes a personal interest in meeting our tenants concerns. Of the several property managers we've employed over the years, Andy and his crew are by far the best we've used. I would hire him again and again. His stable of contractors can cover just about any home repair, maintenance or remodeling task, at very competitive prices. Over the years we've had appliances replaced, roofing, painting, electrical, landscaping, fencing, and stucco work performed, all of which were performed to high standards and met timelines requirements and minimized impact to our tenants. Poor reviews appear to be mainly from former or prospective tenants who for one reason or another fell short in fulfilling their tenant obligations or expectations, so perhaps they have a beef. I can assure you though, as a property owner you want someone who can act in your best interest, as well as that of your tenants. Andy is that guy! He has on occasion had to make tough and unpleasant calls, some that adversely impacted tenants, some adversely impacted me as the client. His candor, integrity and openness are exactly what we neede to get issues resolved. When it came time to sell our property, his real estate expertise was unsurpassed. He got us top dollar, guided us through the sale, and deftly handled an issue that very easily could have derailed the closing. My advice: Hire the equity company. They carry my absolute higher possible recommendation.

I recently rented this Condominium near Petco Park thru the The Equity Company. I arranged everything at their office, it’s in a great location with free parking. The Broker of the Company “Andy” scheduled me to view this unit. I leased it for years without a rent increase! Their website/portal allowed me to pay rent, upload insurance documents and report any issues. I could always count on them to respond very quickly and professionally to any issue. When I vacated the unit, I received my full deposit. I absolutely recommend Andy, Julie and this outstanding firm to anyone looking for a Property Rental or a Sales agent for their property, and would not hesitate in leasing another unit from the Equity Company again.

I used The Equity Company to manage my rental property. They were able to find me a tenant and get the property leased almost immediately. They managed the property for eight years and all with same tenant. There were very few issues with repairs, etc and all were handled fast, cost effectively and to the satisfaction of both the tenant and myself. When it came time to sell my place, they also acted as my real estate agent. We received five offers within the first two weeks, all above asking price. As another testament to the quality of service, my previous tenant rented another unit from him and is still a tenant of his today. Would absolutely recommend.

We rented from Andy/Equity Company for a year. Andy and his team went out of their way to help us find a replacement home when the owner decided to sell and made the showing process easy and convenient. Any time we had a problem or question, we heard back very quickly.
We also wanted to make sure we received our bond back so we asked that any problem areas be communicated back to us beforehand. They accommodated our request, no problem. We couldn't be happier with the service and communication we received and were sorry to part ways. If the owner hadn't decided to sell, we would have gladly kept renting with The Equity Company. Highly recommend!

Andy Gilcrest from the Equity Company has been instrumental in orchestrating the sale of our investment property in the context of challenging times (Covid). For many years, Andy and his team have been our property management company and our go to real estate broker. We had a difficult tenant situation and being a skillful negotiator, he was able persuade the tenant to move without going through an eviction proces, minimal time null damages, find multiple buyers and offers within one showing, and getting the property in pristine tip-too condition for the new buyers to move in on time. This was a win-win situation and through the process Andy listened, was patient, and show utmost professionalism. We will use the equity company for future real estate needs. I highly recommend his firm!

The Equity Company has been managing our rental since 2004. We have always been impressed on how responsive Andy and his team, not only to our needs, but the tenants' too. We know that they truly care. We had some landscaping improvements done in May 2020 and he made sure that our tenants and neighbors feel at ease and safe. His assistant Julie took care of all the Homeowners Association's requirements and was communicating with us and the tenants throughout the process. We could not have done it without them. In our 16 years with The Equity Company, not a single complaint from our tenants. We highly recommend The Equity Company.

I was a tenant in one of the properties managed by Andy and his team. I can't say enough about how responsive and helpful they were over the years. They always got back to my right away and immediately resolved any issues. When I moved they were extremely helpful and made sure I got my full deposit back. You're quite lucky if you are fortunate enough to be one of their tenants!

My father has been using Equity Company to manage his properties for over a decade. When he fell ill and I became his power of attorney I took over managing his finances and have found Equity Company to be very professional, helpful, reliable, and good at what they do. Of course, my father never would have picked them to manage his properties if that were not the case. My father knows what he is doing. After my experience with Equity Company I decided that I would have them manage some of my rental properties as well. I have never had a bad experience, and they always keep me in the loop as to what is going on. Not sure I can think of anything bad to say about them.

My husband began working in the property management business in 1978. In 1990 he started his own company, Robert's Realty, managing properties owned by others. In 2004, when we retired, the Equity Co. began to manage our rentals and those I was managing for others. They still manage those rentals, proof that we like the work they do. Equity Co. does not advertise its services, relying on recommendations and referrals to grow. Since they manage over 400 rentals, lots of other owners must like the work they do, too. And as a former property manager who knows the problems that come with the job, my husband can assure you they know the business and how to handle situations. I agree wholeheartedly.

Equity Co.'s handling of vacancies and selection of residents is superb. Hubby says they have done a better job for us than he would have done. Of course, nobody bats 1000 and a few not-so-good tenants do end up writing bad reviews on Yelp.

As for us, it is so nice to not have to deal with repairs and maintenance issues. Equity Co. has a great repertoire of vendors to take care of the properties. For many vendors, we suspect the Equity Co. is one of their best customers. This means residents get the vendor's best and fastest service. Being property owners is so much easier now that filling vacancies and taking care of repairs is being done by the Equity Co.

Finally, please know all Equity Co. employees are very good at what they do. The team helping owner Andy includes Julie, Tonia, and other highly qualified and conscientious people. The stresses of this business never seem to get to them. It seems to us that they create a win-win situation for all - tenants and property owners alike.

I grew ip breathing "real estate." My family ran a property management company and managed various properties (multiple units, single family homes). When I decided to be an investor myself, I wanted someone dependable, trustworthy, hardworking, and experienced in managing my properties. The Equity Company has gone above and beyond in handling my property. They procured a reliable renter. They even contacted my developer to repave my front courtyard when the drains didn't work. I've been using The Equity company for about 13 years now. Other members of my family also use it to manage their properties. You won't find a more affordable property manager, nor one who will keep your property maintained as efficiently. Why pay 10% when Andy does a better job for much less?
