I have so much experience with homes in every different price range! I love working with waterfront properties! There is a lot to know! Some bodies of water are navigable until you try to go out into deeper water, only to find out that there is "controlling depth". Therefore, you would have to watch the tide to be able to cross over at those very times only. Also, instead of rip-rap....if you have seagrass you actually have better protection from erosion. The seagrass actually works with nature and never has to be replaced. Rip-rap eventually or at least usually needs to be replaced. It can be pricey. No matter what you are dealing with at the water....there is so much to enjoy owning waterfront property. We have a place on the water that I found at an amazing price!! I thought we would never see the sunrise from the home...., one morning I looked out and sure enough...we do have a home where you can see the sunrising!! I am great with every type of personality! I am epathetic, I do everything I can to each and every buyer and seller. My biggest goal has always been to make sure that sellers get the most amount of money out of their home that they possibly can. I feel that is my biggest responsibility. Also, I do not waste time watching TV. I use my time to get you to your next goal! I utilize our multi-million dollar print center in Chantilly Va. for all of my printing needs. I have 200 post cards sent out to potential buyers each week per each home that I have listed. So from billboards, banners, and everything in between you can rest assured that you chose the best agent who trully cares that your home sells quickly and promptly at the best price possible! As for buyers, once we had buyers buy waterfront in Montross and helped them to get $100,000 off of the asking price!! Another client wanted to offer $130,000 for waterfront land with a dilapidated home and broken pier. I encouraged him to only offer $90,000 because of all of the clean up work that was needed. He said "Ok". Within minutes, I had his offer accepted and saved him $40,000 cash!! Every transaction has great endings where I save buyers and sellers money!! I have worked at ReMax Supercenter in King George, Dockside in Colonial Beach, Hometown in Mechanicsville, Exit in Montross...and now Samson Properties. I have experience with so many agents and have learned how they work so it helps when I am recieving offers and sending them out, because I have the extra insight on how everything is handled.
