I'm so happy to live in a time where there's a way I can leave reviews for amazing companies! We had been interested in buying a particular property for almost 30 years, the owner just wasn't willing to sell this lot. When it suddenly became available on a weekend I called Kat and she and her team sprang into action! The owner took the property off the market again, but It wasn't long before it was available again and we wouldn't have known about it if Kat hadn't been watching the listings for us! They were on top of it and we were able to buy the property! This terrific team works hard and keeps long hours, but they are upbeat, positive, and diligent. I can't recommend them highly enough!

We are just wrapping up our final few months in California. After 24 years we are moving back to Canada. It took us 3 years of planning and there was a lot to do. One thing that was never in doubt was that the Bedbury team would be the ones to sell our house when the time came.
We've known Kat and Bob for many years, we were living in Palomar Park when we first met. They helped us buy our current house and sell our previous house in 2012/13. They sold that house at $300K over asking (a disappointed Bob did not get to negotiate that offer since it was so high!) and negotiated (this time Bob got to do it!) the purchase price down on our current house so that in the end we bought a fully renovated, much larger home for only $40k more than we sold the smaller home.
Fast forward to 2023/24 and we were in the last year of organizing our move back to Canada. The now expanded Bedbury team (Jesseca!) came and walked through our home to initiate the process of getting ready to sell. For various reasons this was not completely straight forward but Kat and Bob stood by us, giving valuable advice, encouragement and identifying other people to help when needed. Meanwhile Jesseca had organized all the vendors, lists of materials and kept the process of getting to market on track. As an aside here, I will add that a big benefit of Team Bedbury is their vendors. The floors, painting and staging are all high quality and they've been using the same people for years (all worked on our previous house too). Not having to find people to do the work on the house is a huge benefit and relief for sellers! Our house turned out beautifully and sold within days for $250k over asking. And once again Bob got to flex his negotiating muscles, doing a fantastic job getting us the solid, non-contingent offer.
Maybe(?) this story so far could have been done by any realtors. But there are things that make Team Bedbury stand out above all others. 1) They really care about their clients. When we were buying our house I asked Kat's advice between 2 that we were considering. She said that she didn't think our cats would get enough light in the other house! There were of course other considerations, but she was talking us into the cheaper house. 2) They have the highest ethical standards, and indeed I was told this by a real estate attorney. 3) they love what they do, they do it well and they get the results.
And while this is our last transaction with them I'm sure we will keep in touch for many years to come.
If you're looking for a realtor they are the team to go with!

We had already made, what we considered to be, our final move about six years earlier in preparation for retirement. And that remained our posture until we stumbled across the real home of our dreams. We could have engaged with a local agent to help us but we knew of the reputation of the Bedbury Group and their unique passion for their clients from their success on the San Francisco peninsula. Besides, this home was far too meaningful to us to simply leave it to chance with any ordinary agent. We called to inquire if the Bedbury Group could help us, and the next thing we knew we were under contract to purchase our new dream. We’re sure it was a complicated process dealing with a relocation company representing the sellers, but Team Bedbury made it appear to us as easy as a walk in the park. To add to the challenge for the Bedbury Group, we had a home to sell in order to make all this possible. Without blinking an eye, they had us in contact with one of their most talented lender partners with a buy first/sell later program just tailored for our needs.

Of course we already knew that Team Bedbury was the only team to represent us in the sale of our former home. Listing homes for sale is really their speciality and they have successfully done so, not only on the SF peninsula but all throughout Northern California. As we were transitioning into our new home, Bedbury Group was busy setting the stage for the proper introduction of our home for sale. We could go on and on about how working with them is so pleasurable but the real bottom line relative to the sale of our former home was the fact that they sold it in a mere 12 days, for all cash with a quick close and significantly over asking price. No other agent, near or far, has come anywhere close to such record breaking performance in our former neighborhood.

To say we’re delighted working with the team at Bedbury Group (Bob, Kat and Jesseca) is an understatement. If we could give them ten stars, we would!

My husband and I were ready for this big purchase when we contacted BobKat. We were looking to buy when COVID hit and for one reason or another waited until now. The market when we looked (Oct 2023) had changed drastically since and we wanted a team who could hear us out in what we had envisioned without throwing our budget to the wayside.

Prior to the Bedbury Group, we had experience with agents who just felt like they were trying to “sell” you on home after home rather than it being a collaborative effort in finding a home that fit our needs, looked the part, and was within our financial means. BobKat flipped that experience on its head and we very quickly came to trust them with our home buying process because they cared about us as people, listened to all our concerns, and are just so dang knowledge about serious home purchases. They tactfully balanced a sense of urgency while also feeling like we had all the time in the world to ensure everything felt “right” before proceeding. We had toured, made offers, and went into escrow all within the same week.

Another thing unique about the Bedbury Group is their TEAM who are THE BEST and make it their priority to respond to you and see everything through: David Breaux, Jesseca, Zinan and more… they helped us every step of the way. David is so intelligent with all things numbers and helped us navigate this process as informed individuals taking on a big financial responsibility; Jesseca was consistently keeping things responsive and kindly reminding us on agenda items that we needed to have completed at crucial steps of the process. We knew the team had our back and would help us if anything were to be stressful. I would bet that this will be our smoothest home transaction we will ever have. The other side of the transaction was excited when they heard the offer was coming in with the BobKat team. This is just a testament to how ingrained they are in the area and because of how many transactions they have closed, people know their reputation and can rely on them to get the job done and done WELL. We closed just in time to host Thanksgiving and usher in the holiday season in our new home!

BobKat truly made our dreams a reality. We didn’t think we would be buying a home in which we could grow our family, be so close to the nature in the Peninsula, within reasonable commuting distance for both of our jobs, safe neighborhood — living in the heart of Silicon Valley has been unreal… THANK YOU SO MUCH!!

Kat and Bob Kat & Bob are highly knowledgeable about the local market and their entire team made us feel like we were a priority. I recently had the pleasure of working with Bob and Kat on a deal in Newark, California. there is no sugar coating it - This was the escrow from hell, but not because of anything they did. fact, it was because of their unwavering sense of honor, duty, and fairness for their client and mine.

due to an egregious lender error, we came to a place where I firmly believe any other agent or brokerage would have tossed their hands in the air and called it a wash because it would have seemed like there was nothing that could be done.

with a clock ticking on this deal, Bob and Kat threw the idea of clocking out for the day out of the window. they stayed on top of the lender and broke through all of their barriers and smoke screens to get them to take our matter to the VP of their company to make things right.

totally aside from the particular headaches of this deal, Bob and Kat are very easy to talk with and work with. they are astoundingly communicative and it's very clear this is a team that's in it for the win-win. it's one thing to find a very experienced, honest, and intelligent agent or team, but it's an entirely other thing to find ones who will fall on their sword to ensure the care of their clients and team.

If you're not working with me, I hope the only other option you're considering if the Bedbury Group.

When we decided to sell our home of 35 years, we sought a recommendation for a Realtor from a Property Management professional we had worked with that we trusted and knew to have integrity. His number one choice was Bob and Kat Bedbury. Our friend made the ‘virtual introduction’ on October 18, and our initial meeting with ‘Team BobKat’ was October 24th at our house where they showed up with 2 inch thick binders of marketing materials specifically tailored to our property/neighborhood and a pitch that knocked us off our feet. I am overwhelmed writing this review because there are so many great things to say and I want my review to be genuinely helpful to anyone looking for a realtor. This was our second time both selling and buying with BobKat (so four total real estate transactions).

So, as far as selling, they were just beyond helpful in that they came out when we were just considering that we might want to move and walked through our home at the time to identify and prioritize what improvements to make while we were searching for a better house for us. This really took some of the pressure off when we had to GO after we went into escrow on our new home. They handled getting quotes and hiring and scheduling all the vendors (in our case paint, staging, cleaning, but in the past they have handled more than that for us). They sold our house before it even went on the market, for 7.5% over asking, all cash offer, in November 2022. Remember, this was when the real estate market as a whole was screeching to a halt. I believe they were able to do that because their network is so wide and so deep, and their marketing savvy is unparalleled.

When it came to buying, they were always there to take us to look at home, and go back for a second look, or maybe a third. We were OF COURSE nervous about the instability in the market, and they were so honest with us about what they can and cannot control, and never stingy in their expert advice. They negotiated a below-asking price for us, and got some concessions we wanted thrown in as well.

We genuinely feel that Bob and Kat look after their clients like family. I have a friend they told not to buy a particular home (even though it would obviously be in Bob and Kat’s interest to get the deal done) because it wasn’t the right home for them. They don't view any business they do as a one-time transaction, they know a strong relationship is the priority, which ultimately benefits their clients. And I guess having done four transactions with them, we’re proof of that!

This will serve as my very high letter of recommendation for Kat and Bob Bedbury, the duo, for your residential real estate needs on the Peninsula. They assisted me twice, with the purchase as well as the sale of a 2BD condo in San Carlos, CA, in 2015 and in 2022 respectively. For both occasions, thanks to Kat and Bob, my objectives as purchaser/seller were clearly and effortlessly achieved with minimal transaction time. Kat and Bob make magic happen, but I know the team works day and night for their commitment to “your dream, non-negotiable”.
In my case, both for purchase and sale, the execution needed to be completed in limited time frames. Yet, their effective approach to achieving fair market values worked well following their own business processes. The processes started with in-person consultations to fully understand my specific needs, then followed by very personalized preparation of purchaser/seller/property, reflecting the needs, being coordinated by all affiliated professionals in a very swift and effective manner.
In terms of the price for purchase and sale, Kat and Bob are very transparent and candid. Their approach is indeed very scientific; based on the local market, nearby inventory levels, and seller/purchaser demographics, a fair market value price is suggested and adjusted if needed before finalization. In the case of my sale, the offering price on the market was set to achieve a fair market sale value, and the property was beautifully staged according to the taste and needs of potential buyers in the specific area. I was in fact somewhat skeptical of the sale, as the interest rate was swiftly climbing plus new condos with similar or better offerings were abundantly available within nearby blocks with a number of inventories remaining in the market for more than three months. After spending two weekends for the open house, it was indeed sold at a very fair market price. During the process until the final closure, they were always available to answer my questions and address my concerns.

You absolutely need Bedbury Group as your realtor if you want your dream home at the best price possible in the Bay Area.

Bob and Kat know San Mateo County extremely well; Bob can even tell you the history of most areas and what houses may have what problems based on location. They even started the trend for sellers to perform inspections before listing so the buyers get disclosures up front. Very helpful; more counties should do this.

Bob navigated COVID expertly, and was a star negotiator to get us into our dream home with the budget we had. Since we were in a very competitive price range, he worked tirelessly to submit offers late at night, on weekends - whenever. He is 24/7 available to make sure you don't miss out.

I really can't recommend them highly enough - they should rename their company BedBUDDY Group because they take care of you like you are their friends & family. Thanks for getting us into our dream home, BobKat; we're Team Bedbury for life!

I met Bob and Kat via a referral. I was in the process of house hunting during the housing frenzy in 2021. I had the feeling that other realtors I worked until that point with were not sufficiently committed.
After starting working with Bob, I saw dozens of houses in a short amount of time. I spent one whole weekend (Saturday and Sunday, morning to afternoon!) with Bob visiting houses. He and his team took care of the logistics, I got the list of addresses to visit that fit my budget.
Eventually, I saw a house that I liked and we made an offer. Bob recommended going a bit over my planned budget if I wanted to win. He was right, I ended up buying the house and been happily living here for the past 6 months.

They were wonderfully responsive, thoughtful, and professional, and the final offer we accepted on the sale was well over both asking price and my moonshot price.

Not only that, but I was across the country for most of the process! They handled coordinating the work to be done before listing, the photos and promotional collateral, the open house showings, and everything, without my needing to hold anyone's hand or fly back and forth (if anything, they held my hand throughout the process!).

We knew the Bedbury team before we ever thought about selling our house because we had seen other houses for sale and really liked their well thought out marketing materials. So when we decided to sell our house, contacting them was the obvious choice. The results and quality of their work was even better than we expected. First, Bob and Kat together are a great combination. Their strengths and expertise complement each other well. Both of them are thorough and detailed, and communicated with us well. They also have a fantastic team behind them that handles logistics, photography, brochures, 3D walkthroughs, and the rest. I can’t say enough about Trisha – the quality of her writing and management of the photography was exceptional. The website, the brochures, the videos, the photography, the feature list – it was all the best of the best. Jesseca was completely on top of everything that had to be done so we never missed a step.

Both Bob and Kat have long experience in the Bay Area market, and this really helped when it came time to list and price the house. It was also a great help with the closing process, as they seem to know everyone and were able to recommend other high quality people.

In a time where things are full of uncertainties, my wife and I wanted buying a house to not be one of them. A big ask, as buying a house is challenging and stressful no matter what. We turned to Team BobKat.

As first-time homebuyers, Bob was incredibly patient with us through this process. From house showings in the time of COVID, going through offer letters, financing and after a few months, closing on our first home. Believe us when we say we knew nothing about how to buy a house. The Bedbury team provided so much education to make sure we really felt secure in the decisions we were making. From how to choose the neighborhood, what to look for when touring homes, what things are deal breakers versus nice to haves, as well as a phenomenal mortgage broker they typically work with who was as educated and patient as everyone else on the team. It also should be noted at no point did we ever feel pressured to do anything or adhere to any sort of timeline. Also, the team’s guidance and support did not end with an accepted offer, they continued to be there for us through moving day and beyond.

We’re so happy to have had this incredible team’s guidance and be officially Home for the Holidays. We strongly recommend them for anyone looking for their first house, their third house, their forever house, anything.

We successfully sold our house with the Bedbury team in late 2020. In short, the Bedbury team sold the house on-time with multiple competing offers for a price that was above the expected price-per-square foot for our area. We were very pleased.

A major part of this success was the hustle, grit and care that the whole Bedbury group took to make sure things went as smoothly as possible. They helped with planning, updates to major portions of the house, staging, pricing, marketing materials, listing, showing and finding the right buyer at the right price. We were living out of state at the time of the sale and the team did an admirable job of keeping us up-to-date and informed on a daily basis.

Each time that something didn’t seem quite right the team jumped in as if we were family and stayed on as late or as long as was needed to make it right.

My partner and I purchased our first home with Michelle Kennedy of the Bedbury group in September 2020. We met Michelle via a friend referral in 2019. We reconnected to kick off our 2020 house hunt.

Michelle has a lot of good energy. She really listened to feedback and didn’t flood us with irrelevant listings like other agents had. She was always on top of the 50 things simultaneously going on for the deal. She was never late and very accommodating to our strict housing requirements during the hunt itself.

Bob Bedbury brought some great experience and perspective to the table on the deal, his charismatic long form emails really helped calm my wife and I down multiple times during the process. He helped establish the direct line of communication with the sellers agent too.

Michell and Bob Bedbury fought tooth and nail to get us a home for under ask - $100k under the final list price. Their diligence and personable communication really helped to convince the the sellers to come down in price. They also didn’t balk as we continued to bid on this house over the course of two months.

The first night we spent in our new home, one of our cats tragically had a stroke and passed. I had informed Michelle and the Bedbury group of this news, and the next day they had sent us a very sweet condolence gift of daisy flowers to honor our cat Daisy. That personal touch really meant a lot to us during this already difficult transition from a 1 bed apartment to a lonely 4 bed house. These are good people to have on your side.

My wife and I are very happy that we worked with Team Bedbury to help us buy the house that we call home.

Before working with them, I was the kind of person that thought that having an agent wasn’t necessary, or even worth it. Bob Bedbury showed me how crucial it is to have a competent agent. We COULD NOT have gotten our house on our own. We didn’t have enough money to outbid other people and there was no way I could have been fast enough to bid on the house. I wouldn’t even have known that there was an early bid happening. And yet, DESPITE BEING THE CLEAR UNDERDOGS, we won the house after the entire team worked through the night negotiating with the seller. Effectively, Team Bedbury enabled us to be competitive in bidding on houses that were much better than what we thought we could afford when we were casually browsing online…and in a seller's market at that!

Bob also gave us great advice with repercussions that will propagate for decades: We saw a house that I really liked, and I wanted to immediately place a bid on it. Bob pointed out to us that the house had several problems that we hadn’t noticed (one of the rooms was a garage hastily converted to be a room) and he correctly advised us that we could do better than that house. In the end, we bought a house we love and thanks to Bob and Team Bedbury, we purchased it in a competitive market for significantly less than it was appraised for.

Let me summarize why I think Team Bedbury is great:

- They know their stuff!

- They have a lot of infrastructure: They are familiar with and help you significantly with a lot of documents. They helped with connecting me with a lender, they can get things done quickly and on weekends if needed.

- They taught me as we went: They showed me what to look for.

- Never, not even once, did they push me or suggest that I should move forward.

- They can react FAST: One time I needed something to happen within the hour, and their entire team dropped everything to make it happen.
They know many other agents and have good relationships: This gives you an advantage during negotiations. Other realtors wanted to work with our bid because Bob was representing us and they knew they could count on him.
- They are friendly, personable and great at establishing professional relationships with agents they don't already know:

- This gives them an inside track and valuable knowledge to lever in negotiations.

- They are honest and respectful.

- They tell you that a house is bad when it is.

Now that we have finished our business relationship, we consider Bob a personal friend. We recommend Bob and Team Bedbury to everyone we meet...even if they aren't looking to buy or sell a home! Bob and his team truly are consummate professionals and a pleasure to work with.

BobKat have been our Realtors both for the purchase of our house AND for its subsequent sale five years later. When we moved to the San Francisco Bay Area in 2015, Bob secured our house in Redwood City on our FIRST OFFER! When does that happen on the Peninsula?!
