Caitlin Saunders Richardson is a high-touch North Carolina licensed Real Estate Broker known for her assertiveness, professionalism, local knowledge, and unmatched devotion to her clients.

Caitlin is the team lead for the Caitlin Richardson Group and as a REALTOR® and a Top Producer in the company, Caitlin is incredibly passionate about helping her clients and her first priority is providing them an exceptional experience. She listens carefully to their wants and needs to achieve the best outcome possible in every transaction. She earns the respect and trust of her clients by working tirelessly on their behalf and strives to ensure that their home buying or selling process is fun, easy, and stress-free. Her clients know they can count on her any time of day with questions or concerns.

Caitlin is from the Pinehurst area of North Carolina. Growing up surrounded by and working in her family’s landscaping, produce, and restaurant businesses, she was taught at an early age what hard work looks like and has gained essential skills to aid her in her career. Cultivating the right relationships and understanding others’ needs are important lessons she learned from her family. Caitlin is deeply connected in the Brunswick County and New Hanover County area. Growing up, she spent her summers on Oak Island/Caswell Beach and in Southport visiting her family. Caitlin decided to call this charming area home in 2016.

She and her husband reside in their Downtown Southport home and wouldn't trade it for the world. They welcomed their beautiful baby girl Hollis into the world in June of 2024 and life has only gotten sweeter! Caitlin takes pride in her local roots and plethora of contacts she has made over the years. Caitlin attended UNCW, majoring in business administration, and spent three years living in Wilmington. While Caitlin is not on the go selling real estate, she enjoys "porching" in the rockers on her front porch, hosting dinner parties, carting around town, and spending time with her family and friends.

Caitlin has earned Intracoastal Realty’s exclusive Institute Graduate Certification, which is awarded to associates who have furthered their professional real estate education through a comprehensive program of specialized, in-house coursework. The Intracoastal Realty Institute Graduate Certification curriculum includes specialist certification in technology, finance, new home construction, relocation, marketing, and communication skills. In November of 2020, Caitlin was featured in the Brunswick Real Producers Magazine as a “Rising Star” and was also selected as a "40 Under 40" recipient for Cape Fear Real Producers in August of 2023; a magazine for and about real estate’s top performers - the small, yet powerful group of agents who dominate their local market.
