About: Welcome to information about me, one of the hardest working real estate agents in the marketplace! I diligently seek to serve my clients by placing them first in all aspects. As a resident of The Woodlands, a suburban area just north of Houston, TX, I know the area well and call it home. My family moved to The Woodlands in 1991 after making 14 moves in 17 years. Because of this, we understand and can empathize with the struggles you, as a buyer or seller, encounter. Professionalism, knowledge, commitment, effective communication, integrity, and honesty are cornerstones of my business. As a top producer with RE/MAX I have obtained the Chairman's Club level as well as the Hall of Fame. I am unsure what area you are searching but the local MLS for your area is the best source as it is up-to-date and yields the most accurate information. Obviously good credit is a big plus in any situation. Good rental history often carries more weight. If you can obtain a letter from your current landlord stating you have paid on time and maintained the property, that is a plus. At the very least most landlords want to see a credit report, fully completed application, rental history and employment. If there are issues on these documents, an owner may request more info. Always be completely honest on your application. If there are credit issues from the past it might be helpful to accompany your application with a letter explaining the circumstances.Answered: Mar 3, 2013It will all depend on the landlord and his willingness to work with you. I recommend preparing a very good letter of explanation of your circumstances that led to your financial problems. It needs to be HONEST. Be prepared to offer a double deposit or first and last month's rent in addition to the deposit. The landlord wants to protect his investment. Help him do that.Answered: Mar 1, 2013Typically the washer and dryer are not included in the sale(in our market area) and are not conveyed to the buyer as these items are not considered built in. It is the responsibility of the buyer's agent to request such items with a non-realty addendum to the contract. If the non-realty item addendum was not part of the contract, it is my opinion that the seller had no obligation/responsibility to inform the buyer the items would not be conveyed. Appliances that are attached, built in, are expected to remain with the home and convey to the buyer. For example, a microwave on a countertop would not convey but a built-in vent a hood style microwave would remain in the home.
