I give Charles Chapman and his partner Debbie Browne my highest recommendation. The sale of my Bethesda house was very time sensitive and it was imperative that it be completed before the end of the year. Charles worked diligently to market my house and we had two offers in 30 days on the market. The most challenging part of my home sale started once I accepted the second offer that I received. After we navigated the home inspection and appraisal contingencies, the buyer ran into a great deal of difficulty with her loan. Either due to an oversight of the lender or due to the buyer mischaracterizing her status as an owner occupant, the lender changed the terms of the loan and this caused delays to the settlement. These delays were very stressful for me and I needed to be sure the buyer would be able to perform. I needed to have the best possible guidance on whether to declare the contract void or give the buyer extra time for her loan be fully approved. The wrong decision either way would have been very costly to me. The buyer’s agent repeatedly assured us that everything would “be fine”, but did nothing to keep us informed or actually communicate with the lender or title company. While the buyer’s agent did nothing to keep us informed or to solve the issues, Charles was in constant communication with the lender and the title company and updated me on an almost daily basis. Not only did Charles communicate continually with the loan officer, he also spoke regularly with her manager, the title company, and consulted with other lenders and a real estate attorney to confirm that the loan should be able go through. Because of great effort, communication, knowledge and support from Charles Chapman I made what proved to be the right decision to allow the buyer extra time for her loan be completed. Charles made sure that I knew exactly what was happening with the buyer’s loan every step of the way. Charles Chapman and Debbie Browne are hardworking, knowledgeable, trustworthy and extremely diligent. You can’t do better than to have them working for you! Christine A.
