Chris works with his clients across a broad spectrum of investment real estate categories to develop strategies for their real estate portfolios. Chris believes in listening to his clients’ needs and helping them develop comprehensive plans to achieve their real estate related investment goals. Often times this means going above what most would consider necessary to research properties, to determine their highest value and best use.
Since joining the SMI Commercial Real Estate family in 2015, Chris has worked with many clients in the Willamette Valley to both acquire and dispose of assets in their real estate portfolios. Examples of projects that Chris has worked on, but are not limited to:
Aiding clients in strategically disposing of assets as they approach retirement or prepare to pass their real estate interests to their heirs.
Chris’s clients inherited a 3.89 acre parcel of single family residential land. Working with the State of Oregon, the City of Salem, and Polk County to re-evaluate the current the zoning, Chris was able to successfully market the property as multifamily/retail mixed use development site, prior to the actual zoning change. The footwork Chris did prior to marketing the property allowed him to guide his clients through assisting the buyer and their broker in having the property rezoned prior to sale.
Chris was presented with a SFR rental, owned by a partnership of family members. The rental was older and had a lot of deferred maintenance, but sat on a .44 acre parcel in a desirable area. When researching the property Chris discovered that it had unique zoning that allowed it to be used for many commercial uses, including being capable of building up to 11 multifamily units. Chris chose to list the property with two listings, one marketing the commercial use of the property, the other with the multifamily redevelopment possibility. The property was sold to a buyer who intends to redevelop the property for multifamily. Chris’s research and guidance was ultimately able to net his clients more money on the sale of the property, vs just selling it at face value as a SFR.
When not helping his clients, Chris enjoys spending his time outdoors. Mountaineering, Fly Fishing, Ice climbing, or joining friends on the golf course. He also enjoys spending time with his wife and daughter traveling, enjoying everything that Oregon and the Northwest in general has to offer.
