Our journey with CL was amazing. He made house searching so easy for us - all we had to do is tell him what we were looking for and he did all the work! He really made us feel like family and like we could count on him for anything. I was able to connect to CL through my company’s referral. After our initial conversation on the phone, I could already tell how knowledgeable he was about the Redmond/Bellevue/Kirkland areas as well as how polite and patient he is as a person. Working with him throughout the house searching process proved just that. He was everything I expected from a good realtor and more.

CL went to over 20 houses for us and showed us every corner of each house through video calls. He was very honest about the pros and cons of each house and also provided us his assessment on the estimated selling price - which he was right about every time. He really went above and beyond the typical roles and responsibilities of a realtor to help us find our house and make sure everything is right for me and my family! It proved to be one of the best decisions I made to have Mr. Tang help me sell my property.

More than two years ago, I was introduced to him through a friend when I needed assistance handling matters related to my property in Seattle. Even back then, Mr. Tang provided highly professional advice regarding the issues I was facing. Although we were separated by thousands of miles and could only communicate by phone, his professionalism, patience, responsibility, and thoughtful manner left a very deep impression on me.

From the initial planning stage all the way through closing, Mr. Tang’s expertise and character were an enormous help to me. To determine the right listing price, he conducted in-depth research on the local market and carefully discussed the strategy with me, providing valuable guidance for the final decision. Since I was unable to be physically present and there was also a significant time difference, Mr. Tang proactively took on many tasks that would normally have been handled by me or the property management company. Throughout this complicated process, he did everything possible to handle matters on my behalf and made the transaction as stress-free as possible for me.

Mr. Tang is also an excellent communicator. His coordination with the property management company, tenants, and escrow staff was always smooth and professional. In summary: I reached out to CL on the day I need to put in an offer and eventually bought the house I am living in for over 9 years with my wife and 3 kids. Extremely satisfied with CL's service, he provided that peace in mind throughout the whole process.

Longer story:
In 2015, my wife and I were shopping around for a new home with my infant son, we had plans for baby 2 and a new home is needed since we were only living in a small condo in Seattle. CL was the real estate that was recommended to me by a friend and I told CL that I have been window shopping around and will let him know when I need help to put in a offer.
Little did I know in 2 weeks, we found the home we really wanted yet when we asked about the availability, we were told it is not available yet it was showing it is available in their on-site plan. I asked further and was told that someone will be putting in an offer today, unless I can put an offer the same day, it would be sold. I immediately reached out to CL, and he helped me put an offer together with an escalation. The whole process had to be quick but at the same time, CL was very professional and helped me win the home with an offer that didn't even need the escalation. I don't know how to express CL's professionalism on such a short notice, he is a great real estate agent that I can trust to protect me on any decision regarding the deal. The on-site agent representing the builder even told me that I would not have won the home without the offer that CL suggested.
I am not a really good writer on reviews and I could not thank CL more because winning the "right" home with the "right" price made my life much more easier. Thank you.

Chiu Lung was my real estate agent. And he helped us (me and my wife) to find our dream home. He was a very patient with the most demanding, picky and troublesome client (I mean us!). He had never pushed us to make any immediate decision on the spot. I think it's very important for us, especially as a first time home buyer. Since 2018, CL has successfully helped us complete 4 real estate transactions in Seattle—both buying and selling, for primary residences and investment properties. Our family moved to the US in early 2017 from China. There were (and still are) many things that we did not know when we moved to a brand new place, not to mention things like legal and real estate transactions. Given this rigorous real estate market in Seattle, we knew we needed a Realtor who is knowledgeable, trustable, and experienced to guide us through. Through my company's relocation department, I was introduced to Mr. CL Tang and his team. I could feel CL's sincerity and integrity the very first time we met him. He is also a very experienced and professional Realtor. Over the course of the next few months, our experiences with him had proven that our original impressions about him is right and we made a good decision in hiring him. Mr. Tang always puts his customers first. In our first meeting, CL asked us many detailed questions regarding our expectations of our first home. Since we just arrived this country, we were not very familiar with the housing market here. CL took us around to see many houses built in different times, styles, and locations. By seeing all of these different houses, that really helped us get to know what my family really needed and wanted. In subsequent meetings, CL always purposefully and tactfully selected houses that he thinks would fit our needs and wants. That cut down a lot of our times, and we could use our time much more efficiently. CL also would never push us to make a decision. He always fully disclose what he thinks (positive and negative about the house) and truly and sincerely helps us to find the house that we need. Mr. Tang is very meticulous and observant. Every time we went out to see houses, he would point out all the keys things about the house to us and always explain his observations to us carefully. He would not mind to go out of his way to explain all the different real estate terminologies to us. He would painstakingly point out things that home buyers do not typically notice, things like what would need to be replaced or maintained after purchase. There were many legal paperwork that required our viewing and signature through the process, from preparing an offer, signing the contract, applying for financing and signing closing documents. Mr. Tang always sat down with us and patiently explained each and every single line item and paragraph to us. As we fully understood what we were signing, we felt fully confident in what we signed and all the steps that we had taken. Besides Mr. Tang's professionalism in what he does, he and his team is extremely easily accessible. He communicates through various ways; we can always easily access him through cell phone, text messages, email, and WeChat. He also always responded to our questions promptly, even during his personal vacations. He really made sure we would get the help that we needed at any time. After his vacations, he accompanied us to escrow to sign all the closing paperwork and get the keys for us. Lastly, I think the most valuable to us is that Mr. Tang not only helped us purchased a home, he helped us in many other ways especially in helping us establish our new lives here in the US. The story between us with CL has gone a long way. We touched base almost about 3 years ago. Back then we were considering buying an investment property in Seattle. CL helped us to navigate the Seattle area and gave us a lot of good suggestions. We turned out not buying an investment property but actually moved to Seattle about 1 year and half ago!

We then started working with CL to buy a house for primary residence. CL is super professional during the entire journey. He was always able to show us a house at the earliest time and gave us very useful suggestions. He always listed out all the pros and cons of a house and never has pushed us making a decision, which I know some agents would do that. CL helped me and my fiancee to purchase our first house. We interviewed multiple realtors and he clearly stood out from the rest as he demonstrated deep understanding of the housing market in the Bellevue-Redmond-Kirkland area. We scheduled multiple followup meetings with him to learn about different zip code areas and neighbourhoods, their associated school districts, traffic conditions, nearby facilities, etc. and his extensive knowledge helped us a lot in narrowing down our search criteria even before we start house tours.

During house tours, CL was able to point out many details that we would have overlooked, such as distance to high power lines, noise level of the house during high traffic hours, and potential noise hazards from nearby facilities that we had no idea about. He also gave us very detailed estimate about remodelling prices of different components in the house if we plan to do so, and that helped us to estimate the real price of the house with our renovation plans instead of just the face value. Almost for every house we visited, CL could relate to his past experience of selling or buying properties in the same neighbourhood, and that gave us a lot of confidence in trusting his judgements.

During the closing period, CL confidently and strategically negotiated with the seller agent and we ended up with a great deal. He was responsive and professional in answering all our questions about the closing process and legal terms in contracts that we did not understand, and went through the entire inspection report with us while getting quotes for potential repairs required. We asked him a lot of questions about the renovations we want to do, and he gave us insightful advices based on our house structure and conditions, and provided contacts and referrals for many contractors we are now working with.

CL is a very professional real estate agent who always gives us his honest opinions and provides us some insights into the houses and the communities we toured. He reminds us about some of our major deal breakers including foundational/major structural issues in the houses, street noises, high voltage transmission lines, big road intersections, and cemeteries.

We are really thankful for CL's help in our house hunting process. Through it all, he gave us a lot of honest advice and useful suggestions. That is especially important as we just moved to the Seattle area from Taiwan. CL has always been there for us from the beginning to the end, from learning about our budgets and expectations initially, to analyzing the Seattle housing market to us, to explaining the logistics of all the steps in purchasing a home. We are particular about school districts as we have a small baby. CL is very knowledgeable as a dad himself. He gave us a lot of valuable information as we looked for the house that our family needed. During our house hunting process, there were some houses that appeared to be really ideal, but CL could always honestly point out all the potential problems and bring them to the open for us to consider. After the transaction was closed, he continued to care for us and how we situated in our new house. He continues to be a very good resource even after closing. On a side note, CL can also speak fluent Mandarin, which speaks the whole process a lot easier for us to understand. He is a very sincere and thoughtful realtor.

CL is very experienced and knowledgeable in what he does.

Shortly after I moved to the US, my employer referred me to CL and his team. I did not start looking for houses until three months before my lease expired. At that time, the housing supply was also fairly limited. The combination of the two factors put me in a stressful and challenging situation.

When I first started looking for houses, I was not sure what I needed. I would find new listings of all sorts of housing type to CL. CL patiently helped me analyze each listing every single time. He would review the listing photos with me and help me decide which ones I should go look at. When we were on site touring the houses, he continued to explain every single detail to me and prompt me to analyze what kinds of a house I actually needed and wanted.

What I am most impressed about is CL can accurately and objectively tell me the pros and cons of each house. I remember we fell in love with a single family house, but this house was located very close to a cell tower. After touring the house, CL reminded us that the location of the house and how close it was to the cell tower. That was a house that we liked and we were getting excited about the house itself. We were reviewing the pre-inspection report and getting ourselves ready to make an offer. During that time, CL reminded us the location of this house a few more times to make sure we hear his concerns and understand what that means to us for many years to come. Ultimately, we decided not to make an offer on this house and continue on our house hunting process. We appreciate CL for keep bringing this to our attentions. We certainly do not want to regret after moving in!

It took us 20 days to see 10 houses, and we finally knew what we were looking for! We only made one offer, and we found our dream house! CL successfully negotiated with the developer for getting new appliances on our behalf. That saved us a lot of time and effort!

We truly appreciate CL and his awesome team! We will for sure seek CL's help again in my next purchase!

CL is a very nice person, with full knowledge of construction, builder, neighborhood, communities, and schools. He fully respects our decision. His easy going character plus humor sense made house searching a very pleasant experience. What is more important was that I can contact him via email or phone whenever I need help. He is always quick responding. We started with knowing nothing about the market, but ended up quickly in settling into a cozy house we love. Now we have been living in our house for 10+ years, and we always want to thank him for helping us find this great home, with great location!
