Costel Vanatoru

Costel Vanatoru is the founder of Vanwald & Associates, a commercial real estate brokerage firm specializing in investment sales, landlord representation, and value-add repositioning strategies across office, retail, land, and net lease assets.
Costel launched his commercial real estate career in 2009 and has since built a reputation for helping owners unlock value through strategic positioning, creative marketing, and disciplined execution. Over the course of his career, he has been involved in hundreds of millions of dollars in commercial real estate transactions and has leased millions of square feet across multiple asset types.
Known for his ability to visualize and communicate a property’s full potential, Costel frequently incorporates conceptual planning, layout optimization, and detailed financial analysis into his brokerage process—helping investors, tenants, and municipalities clearly understand development and repositioning opportunities.
Costel was also an early adopter of online auction platforms and became one of the most active brokers utilizing the Crexi auction marketplace, successfully marketing and selling assets nationwide through the platform. His performance earned him the Crexi Platinum Broker Award in 2022, 2023, 2024, and 2025.
