Dani is the way to go yall! We had a 45 min close! That's unheard of! All because being a realtor is so much more than showing and listing houses. She has an amazing Team she works with that made the whole process absolutely seamless. When I first started my home buying Adventure I posted very Leerly in a mom group seeking guidance. In my post I made it very clear that I was very worried about being pressured because this is such a big decision whether you're buying or selling and I wanted to make sure that we were going to make the right choice. Dani reached out and she got it me on what the first steps would be and then left me alone and it was a whole 6 months later that I finally was ready to commit to anything and she was immediately who I turned to. I did diligent work like any new buyer should I reached out to other lenders aside who she suggested but I am so happy that I picked who she guided me to. We drive many hours looking for houses and she always met us with a smile. She became more than just a realtor she became someone that I could view as a friend and someone whose opinion I trust. I gained the most respect for her that after looking at many houses there came up on an opportunity where it felt like if we put in this offer that we would have been able to close and this would have been her opportunity to be done with everything and when I reached out and said what do you think she was honest and said I don't think this is the one for you and not that she's the person that decides my house but she got to know us on such a personal level that she knew that I was tearing on if this was right for our family and she put our interest over her dollar and that says so much about her integrity. Our situation changed and we ended up meeting to Quicken the pace of buying a home and I texted her that night and was like no pressure but now we're going to need to move in 40 days I asked to see a house the next day and with her we were able to close that deal that night at 11:45 p.m. when I needed her to be soft and I needed her to be gentle she was and then when I said listen we have to get this done she was absolutely there this woman works at your pace and is really there to meet your needs. We had no hiccups literally none and any questions I had she always answered this is someone that you're going to want to make your biggest life decision with. Thank you so much from the bottom of our Family's heart!

After having a terrible experience with our former agent, we were introduced to Dani to help us find a home after our house went under contract. She was incredibly motivated, understanding, and kind through the entire process and even though we set what seemed like impossible timelines, she helped us meet our goal and had us moved into our new home within a few weeks. She was always very quick to respond when we reached out and she took her time to talk us through every decision with her honest opinion. The entire process of selling a house is stressful but I felt confident and supported at every moment while working with Dani. I will 100% work with her again in the future and I will be recommending her to anyone I meet who is in the market to buy or sell a house.

I could use buzz words like “fantastic” made things “stress free” and “super responsive,” while all these things are true it still wouldn’t measure up. We have sold homes in the past but nothing prepared us for the twists and turns and unique situations we ran into with this house. Dani worked extremely hard to close out our deal early to get us into a home in a challenging market under a time crunch. Together with the Caprika team they thought outside the box to solve problems and get over challenging situations to make sure the sellers were comfortable all the while looking out for our best interest as the buyers. I can say with confidence our deals would have fallen apart had it not been for Dani’s due diligence and making sure we got what we needed/wanted. If you want someone who truly goes above and beyond… look no further than Dani.

As a first-time home buyer, Dani guided us though the process of purchasing our first home in Annapolis by answering all of our questions promptly and communicating regularly with all parties to ensure that the sale went smoothly...AND IT DID!

Pros of Working with Dani:
1) Responsiveness - Despite the fact that we were purchasing our home during the holiday season, Dani was always available, and she proactively reached out to let us know if she was ever not available.
2) Knowledgeable - Dani is clearly very experienced and knowledgeable and was able to answer all of our questions about Inspections, Disclosures, making our offer, selecting a title company, lender, etc.
3) Not pushy - Many realtors can be overly pushy trying to get you to commit to a contract or trying to get to you look at more homes than you actually want to see. Dani allowed us to sign a one-day buyers agent contract before asking us to commit, so she could show us some homes without us needing to commit to an agent before we were ready. She also didn't harass us with calls to press us to look at houses or push us to make an offer on any properties we looked at.
4) Scrappiness - Dani will do whatever it takes to fix any problems. When a plumbing problem was discovered during our final walkthrough, Dani personally Venmo'd us $250 to help us move forward with closing.

Cons of working with Dani:
1) Dani's agency charges a $395 admin fee which must be paid by the buyer. I'm sure she would have waived this fee had I contested it prior to signing the contract, but I didn't know any better at the time to try to negotiate this item. Charging an admin fee is not unusual these days from what I can see from my limited research, but I would recommend contesting this fee to anyone who has not yet signed a contract. It is unlikely your realtor will actually pass up a 3% commission just to get an extra $395. Once you sign the contract, it's too late to contest it since you have already agreed to the fee when you sign with your agent.

We can’t thank our realtor, Dani Lozano with Caprika Realty enough for her tenacity through a roller coaster ride of a 7 months we had with purchasing our new home. TRUE ANALOGY! We were outbid ✅. We had an offer accepted and then reneged ✅ And we experienced an epic fail by our lender 3 days before our original closing ✅. But she stayed the course and helped us push through to the finish line. She let us be decisive and specific with our needs but flexible. This is my third real estate transaction with broker / owner Brendan Spear and his team. If you need a savy and experienced realtor - Dani is highly recommended. Even in the midst of a tough market, she over delivers!
