Dawn works with your schedule, knows the county very well, knows home values, knows the legalities of the type of contract needed, negotiates expertly, and responds quickly to your needs. The last three years we have talked to the big name realtors, always getting an agent that seemed not to care, who did not ask us the right questions, and not seeing what we wanted. A friend recommended Dawn Dell. I started looking at her website and emailing her the end of November, telling her we had a week over Christmas 2011 to look at homes. She asked some pertinent questions, told us to pick some out from her website, and let her know which ones. Between Christmas and New Year, she was willing to show me homes one day, then after we narrowed them down to three, she showed my wife and I those three again the next day. We discussed the location, the lot size, the house size, and the price of each. Dawn gave us great advice on the positives and negatives of each property. We left for home and Dawn worked with us long distance. She looked at comparables in the area, worked out what she thought would be the lowest acceptable offer, and we made the offer. Dawn was a great negotiator. There was one thing we wanted included in the deal and she made sure we got it. We ended up spending 10% less than list as well. She handled the closing for us long distance as well. More than a month after the sale, she even checked on the property, set the a/c and security alarm and shut the blinds. Wow! What a realtor! Dawn really works for her clients!

We had started our search in the Sebring area with another agent recommended by USAA Movers' Advantage. All that agent did was take us to the properties we had found by ourselves on the Internet and stand there while we looked around; when we had questions, she had few to no answers. Luckily, we also had a referral to Dawn Dell who we approached late in the afternoon of the second-to-last day before our non-cancellable flight back to Germany. Dawn responded immediately and took us to two properties (her own listings) that very evening. Both were on the right track but not just right (we are fussy). The next morning, bright and early, we set out with Dawn and visited a series of homes that Dawn had prepared and organized so as to minimize travel time. Still nothing to get excited about. We ended the evening asking ourselves if we were being unrealistic in our quest. We had just one morning left--the morning of our flight. Again, nothing. We skipped lunch as Dawn drove us back to her office. As we all sat in Dawn's car and knowing we could still squeeze perhaps a couple of hours out of the afternoon before heading to the airport, Dawn asked us if we wanted to give it one more try. As we sat there (I was ready to toss in the towel), Dawn said, Let's give it one more try. Back into her office, she squeezed yet two more prospects out of her Zillow search. Off we went. Lo and behold, the second house (and very last one we had time to visit) turned out to be perfect. We sped back to Dawn's office, signed the offer that Dawn skillfully and quickly prepared and hardly a day after we were back in Germany, the owner accepted the offer. We have since moved in and are delighted with our investment. Dawn will always be the focal point of any story we tell when asked, How did you find this place?. Unlike the first agent, she was always quick to give us her estimate (without our asking) of the property's value, its strong points, its weak ones and the work that would probably need to be done to the property upon purchase. She has since put us in touch with vendors in the area for the services homeowners need. I can't think of any area in which Dawn leaves something to be desired. To me, she embodies the ideal real estate agent.

01/07/2012 - roylou Bought a Single Family home in 2011 for approximately $100K in Sebring, FL. We were looking to buy a retirement home in Sebring, FL. While looking through Zillow listings, we came across Dawn's name and contacted her with some preliminary questions. From the first contact, she treated us like we were family members. We live in Maryland and had to do everything long distance. When we were able to schedule a visit to Sebring, Dawn arranged 11 showings for us on short notice, every home she showed us was within our budget AND met our stated requirements. She was able to answer all of our questions, and help us sort through the choices. Once we made a decision, we contacted Dawn and she got everything rolling. Within 3 days of telling her our decision she coordinated our offer, worked with us on a counter when the owners responded, and completed the offer process. We were able complete our purchase without leaving Maryland due to her help and guidance. Buying a house is normally a very stressful time, because of Dawn's help, it was very easy. Since we were out of state, Dawn acted for us on those things that need someone local, and far exceeded our expectations. To top everything off, when we were able to get to the house for the first time, she even made sure the pool was ready for us to use on the first day. 01/31/2014 - user2402797 Sold a home in 2013. We have the highest admiration, respect and gratitude for the work that Dawn Dell did for us! We initially contacted her for her advice about selling our rental properties. We had five at the time. Needless to say, due to the depressed market, she did not give us a whole lot of hope of recouping the money we had invested. She was very honest and convinced us that refinancing one of the houses would be best. A few months later, we began to see an opportunity to sell one of the smaller properties (a condo). Amazingly, we sold it as a For Sale By Owner - but a realtor brought us the buyer. That gave us some hope that we might be able to sell another home or two. We re-contacted her and told her we were ready to sell another property and begin to cut our losses. It was absolutely amazing, as she currently had a client who would be perfect for one of the houses. It sold without even being listed! Then we let her list our next and most difficult property, a duplex. That began to take some time. She worked closely with us, keeping us up-to-date on any prospects. To make a long story short, she ended up selling it with her excellent negotiation skills! Our hopes were now high that she could sell our last house, and she did before we could actually list it. During our initial meeting we had a particular property we were interested in, Dawn made sure to throughly show and discribe the property to us, she also showed us similiar properties that she thought we might like. At the initial showing my wife was in Fla. and I was in NH., as I was unable to vew the house in person, Dawn used her cell phone to give me a Face Time tour of the house.
