I knew I wanted to purchase a home, but I was a first time home buyer and didn't know where to start. Luckily my mom just sold and bought a home with Michelle Stanko of The Pearl Team. She had a wonderful experience, so I gave them a call. I connected with Laurie Perl immediately. I was clueless about where I wanted to live. I work from home, so I could really go anywhere! You'd think that would make it easier, but it made it hard for me to decide where to buy. Laurie was extremely patient and we talked at great lengths about my goals and lifestyle. She really took the time to explain the home-buying process to me. There's a lot more to it than I thought! I enjoy watching HGTV fixer-up shows and thought, I can do that! I'm sure she knew this wasn't in the cards for me, but she showed me a few and she was right. I definitely didn't want to spend my free time fixing up a house. The fact that she took the time to show me meant a lot. She took the time to explain the differences between HOA and Condo fees and that's when the lightbulb went off and I decided I wanted a TH. She sent me listings in my budget every morning at 6am so if something sparked my interest, we could look at it that day. I ended up buying a TH in the perfect location for me. Close to everything, but tucked in a great neighborhood!

The best part of working with Laurie Perl of The Pearl Team was that she never pressured me, allowed me time to make a decision and wrote a very creative offer in a tough buyers market. She even walked me through all of the workings of the furnace, A/C and how to change the filters. I called it the crash-course 101 on home ownership with The Pearl Team!

I have known Laurie Perl for 33 years! She was the architect for my custom home that I truly loved. Fast-forward 22 years, Laurie, now a Realtor with "architect-extraordinaire" in her hip pocket, helped me down-size to a smaller home. Unfortunately, with COVID upon us and employers shutting down, it was difficult to know what to do. I moved forward putting the house on the market and was excited to find a buyer that would appreciate my beautiful, custom home. During a difficult time, Laurie made it easy for me, cognizant in coordinating a safe environment selling my home. When it was time to buy, we couldn't decide where we wanted to live. When we realized we didn't need to go into the office daily, we decided to sell our condo and purchase a single-family home. When we bought our condo years ago, our Realtor seemed very transactional and we barely spoke. Luckily, our financial planner referred us to Deborah Davis of The Pearl Team. She is extremely responsive, answering texts, phone calls and emails immediately. What a HUGE difference from our previous experience! Once Deborah had our budget and preferred locations, she went to work for us. She had a day all planned out for us to look at homes and we chose a lovely home with a yard for our dog in a great neighborhood.
Now that we were in our new home, it was time to sell our condo. Working with Deborah, I was able to just stop worrying as I knew that Deborah was one step ahead of everything and I was in great hands! Thankfully, we were already in our new home, so Deborah went to work on staging our condo and even used some of her items. I would have never have thought to do some of the things she did to make the condo come alive! Keeping the blinds open to have the rooms light and bright and removing the shower curtain to showcase the beautiful tile was just a few of the things she did. Laurie was hosting an Open House in the building where I was living. I was curious, so I checked it out. Laurie was happy to chat with me about the real estate market and the wonderful amenities in the building. I mentioned that I was looking to put down roots in the area and would like to purchase something larger. The next day I received several options to look at with her. I ended up buying a new construction townhome in the city where I'm excited to establish roots! Laurie was so helpful talking with the builder. She was there for every inspection and on one occasion noticed wet insulation and sticky studs. I would have never known what to look for. She was a true pro! I purchased during COVID so there were supply chain issues, which was super frustrating. Laurie kept tabs on everything and always kept me apprised of the situation. We met Deborah with The Pearl Team at an Open House in a neighborhood where we wanted to buy a home. She was warm, engaging and had an energy about her. I knew she would be a good fit for us to find a home. Come to find out, she also works with her sister, Michelle who is an amazing negotiator and her mother, Laurie who happens to also be an architect, which came in very handy since we knew we were looking at an older home that would need major renovations. We gave them a very narrow area where we were interested in living. We looked at a lot of houses and I was getting so discouraged. Michelle said something that I will always remember. "When you find the house, you'll be ready." While looking online late one night, we stumbled upon a house that got our attention. I texted Deborah immediately and she got us an appt. to look at the house the very next day. We walked in and I said, "This is my house!" Michelle was right, when you know, you know! Laurie was essential in letting us know immediately that we could make the kind of renovations we wanted and even provided us with referral contractors. She obtained a plat of the property and even sketched out drawings so we could see what it would take. That was instrumental for us to move forward! There were so many moving parts and uncertainties during this time, but Deborah and her team were so patient and allowed us to exhaust all of our possibilities without rushing us. We knew we were ready to buy our first home! We already had our lender in place, but we didn't have a realtor. Thankfully, our lender referred us to Deborah Davis of The Pearl Team. We had a slow start since we started our search in the middle of the 2020 pandemic. Being first time home buyers in such a crazy competitive market, was daunting to say the least! We worked for one year spinning our wheels with another Realtor. Then we started working with Deborah of The Pearl Team. It was not an optimum time for buyers in late 2021. We were first time buyers, had a lot of questions and didn't quite understand the crazy market we had entered! We thought we were pretty sharp searching for homes online and there was Deborah finding us wonderful homes we never saw online!
Within 2-months of working with Deborah we looked at many homes, got excited and crushed about many homes. She held our hands and truly managed our emotions during this roller coaster ride. Deborah also kept us in check about our must-haves when we got overly excited about a home and she noticed red-flags that would be possible deal breakers. She explained that not requesting a 3rd visit to the house or chimney inspection may show the sellers we are not truly interested and they may move on to the next contract. So even in a crazy real estate market when we knew Deborah had other clients, she always picked up the phone and she always made us feel like we were her only clients in the world! It's hard not to keep her a secret, so we referred her separately to my mom and dad!

I received a hand-written note from Deborah Davis of The Pearl Team, which really impressed me! Even though the market was hot, I wasn't quite sure I was ready to move. After a few weeks, I decided to meet with Deborah and her partner and sister, Michelle. They were extremely upfront and honest with me about what I needed to do to get my home ready to sell, how much I could possibly make off of the sale and estimated how long it would take to sell. They were right about every single thing! They arranged for the junk to be removed from the house and even staged it. It looked amazing! My house sold in one week over-asking price. The process of selling a home is stressful and they took that part out for me. Deborah kept me informed every step of the way too. I was a first time home buyer and felt very lucky to have Laurie Perl of The Pearl Team by my side. Her experience, wealth of knowledge and calmness made the process simple. She listened to my needs and wants and wasn't pushy. She narrowed the search down so I didn't have to look at homes unnecessarily. When I looked at a home, I was interested in the layout and finishes. Laurie immediately looked at the HVAC, hot water heater and electrical systems. When we decided to move from CA to VA to be closer to our grandchildren, we asked our son and daughter-in-law if they knew of anyone that could help us long-distance. They referred us to Michelle of The Pearl Team. Once we provided our criteria, which was quite unique, she went to work! We would receive 3-4 photos of homes daily. Thankfully, our son was able to tour the homes with Michelle and take us along on facetime! We never thought in a million years that we would buy a home without seeing it, but we did! My husband and I met Deborah while we were perusing open houses on a Sunday afternoon on Capitol Hill. As locals on the Hill, it was time for us to upgrade to a larger home and we wanted to get a feel for what was on the market and what we could expect when it was time to sell our own home. Deborah of The Pearl Team was hosting the open house and she was so easy to talk to - we immediately felt a connection with her. The little bit of work was well worth it! Looking to sell your home? Look no further once you read this. Deborah and her team earned a helmet sticker for what I would call is the sale of the year! One day while checking the mail we received a letter from Deborah of The Pearl Team. In the letter she shared that a client of hers was interested in my home and was wondering if we wanted to sell our home in Clifton. After some thought and discussion with family, we decided it was a good time to sell the house and move to be closer to family in Ohio.

Deborah and her sister Michelle who is also a Realtor with The Pearl Team met with us to discuss options and if we should make any updates to the house. I will say we had our doubts at first as we discussed the potential sale of the home. They presented an approach on how they were going to drive hard to sell the home using all means available to include using the various social media apps and recommended I list the house sooner than later.

The first thought was ok “work your millennial magic and lets see what will happen.” But there was big doubt if the home will sell because in years past the house sat on the market for a year. When they told me what they thought I should list the home for, I said ok. I didn’t believe the house would sell at what they proposed and thought it would sell for a lot less.

To make the home more appealing we agreed that the kitchen needed to be updated, and they suggested an awesome contractor who renovated the kitchen quickly. They also staged the house with some of their items which took it over the top! It was all first class.

It was show time and will this millennial magic work? Within 24 hours of the house being on the market we had two offers well over asking and two months of paid rent back! Wow! We were blown away. When Deborah said, "we will take care of you," they really did! Deborah and The Pearl Team have earned there helmet sticker, “SOLD”.

We watched our neighbors and best friends have a great experience selling their home with The Pearl Team, so we knew who to talk to when we were ready to move from a townhome to a single family home. We were so impressed with their extensive knowledge of the area and winning strategies to set their buyers apart that it was an easy decision to work with them as well!

Luckily we sold in an extreme sellers market. Of course on the flip side, buying in that market was very stressful. The competition was intense to say the least!  We needed the process to go as smoothly as possible, especially with two children under 5 and a third on the way. Deborah made a few minor suggestions to update our home and helped us find a contractor to complete the job quickly and effectively.  The small amount we changed really helped our home show better and proved to be a huge return on our investment.  When we reviewed the many offers we received on our home, Deborah presented them in an organized way so we could easily see the pros and cons of each offer.  She is very detail oriented, having all of the i's dotted and t's crossed.  It made it very easy for us.  She was also incredibly responsive and made sure every question we had was answered quickly and shared every update with us right away.

We thought buying was going to be difficult in a seller's market, especially since we didn't want to overpay or compromise a home inspection.  That wasn't the case for us because Deborah set herself apart by providing strategies and negotiation skills that really differentiated us from the rest of the buyers.  She found us a home off market that fit our criteria, and we didn't have to compromise on the price or home inspection. Who knew that meeting Deborah through a mutual friend would result in us buying our first home? We bought our first home with Deborah in 2017 and sold it in 2021 for $50K over asking including a rent back! She walked us through our home and told us how much we could expect if we made updates to our kitchen or bath which was super helpful when pricing our home to sell.

We were in need of a bigger home, but wanted to stay in our current Arlington neighborhood where most of the homes are on the smaller side. My husband and I were living in a Condo with our children and we knew it was time for a bigger home. We happened to see an open house and on a whim, checked it out. It must have been fate because we met Michelle! There was something about her that made me comfortable and safe. She is such a genuine person. It was an immediate connection for us! When we sought to sell our Reston home, we knew we had to make top dollar on the sale. Renovated homes in our area sold at the price point we needed. However, the one on our street – same model as ours, but without any updates – sold for almost 30% less. We had renovated some areas in our house, so how much did our neighbor’s sale affect the price of our house? Would we get any return on investment if we made further updates to the house? How much renovation was needed to get top dollar? And who would do the renovations?

When I received a letter from Deborah telling me she had a client looking to buy in my neighborhood, I thought "Ok, I'll give her a call to see what she has to say." Needless to say, I'm so glad I did! Deborah and her partner and sister, Michelle met with me. Right off the bat, their professionalism and knowledge of the market had me sold. They made a few suggestions on what I could do to get top dollar. Painting my kitchen cabinets, updating one bathroom, and getting rid of clutter was pretty painless, in my opinion. They even recommended a contractor and used their personal items to stage my home, which was very helpful.

• Carat Weight – Our home sold significantly over any other home in our neighborhood. Our BURKE CENTRE sale was so sensational that our LEESBURG financial advisor told us about that groundbreaking sale. We proudly told her “that was our home!”
• Cut - it’s a rarity, we were lucky to find these excellent Realtors. They set the bar so high that there are no other realtors that I will ever want to work with.
• Clarity – Deborah and Michelle set us up for success and were there for us the entire way. They made it clear as to what we needed to do to our home prior to listing, told us how to stage our home, guided us through the negotiation process and clearly reviewed the contract on both the selling and purchasing side. They used the best photos and took our home’s description to a whole new place. It was elegantly written and made our home sound unbelievable. I read it and thought to myself, wow, I want to live there! It enticed people to come look at our home helping to get our price. Unlike other generic descriptions, their description was pointed and specific on what our home had to offer. They were able to get us a free rent back when selling our home so we could move into the new home with an easy transition. Plus, their strong negotiation skills and proactiveness facilitated the opportunity for us to purchase our home at a lower price. They not only found us something off market, but also negotiated a great price (appraising significantly over contract price) while keeping all of our contingencies (where the rest of the market was waiving ALL contingencies) and we didn’t have to compete with other buyers (reducing our stress). They had to work with two family goals to purchase one home, which can be hard. They were very patient the entire time.

I received a letter from Deborah Davis asking if I was interested in selling my home. At the time, I wasn't interested but kept in touch with her for over two years. When I reached out to her to sell my home, but wanted to build a new home on my current street in Arlington, I didn't think she would want to work with me. Deborah was up for the challenge! Not only did she sell our home in 3-days, but wrote letters to everyone in the neighborhood, finding us a house on the same street in 2-weeks! Each part of the transaction was very good, but putting it all together was over the top amazing! The best part of working with Deborah was her calmness. You see, I am not the easiest person to deal with. I had many frustrations during the process and Deborah kept me in check. There were a few times I wanted to throw in the towel. Thank god I had Deborah by my side to vent and keep me from making a huge mistake. I can't recommend her enough!

When we decided to move to Virginia from Texas, I asked our realtor if they could recommend a realtor in Virginia. How lucky were we that she referred us to Michelle of the The Pearl Team? Without knowing the area, Michelle started us on our search. All she had to go on was a house with a yard. Working in a crazy market was so discouraging for us! We loved the first two homes we put contracts on, and I wasn't sure we would find another house that we could be excited about. When I made the decision to retire my son told me that he had met a very nice real estate agent, Deborah Davis, of The Pearl Team. I agreed to meet with Deborah and discussed the type of home that I was looking for. Not only did Deborah listen very carefully to what I wanted, she went out of her way to search the Reston area for a new home for me. Deborah was very patient and never rushed me; she was very gracious when showing me multiple places within the Reston area.

Once I made the decision on the area I wanted to live, she worked tirelessly to show me multiple listings. When I asked for her opinion, she gave it. I grew to trust her direction explicitly. Upon locating the right place, she advised me on how to ensure the quickest purchase and closing procedures. I listened to her directions, and as she predicted, I purchased and settled on my new home in a smooth and expeditious transaction.

Not only did Deborah keep in close contact with me, whenever I reached out to her for advice, she was very responsive. She advised me that she would help me through the entire process of selling my home in Maryland, and true to her word, she introduced me to a member of their team who advised me through the entire process. We can’t thank Laurie Perl enough for helping us find our dream home! While relocating from NJ to Virginia, with 2 small kids, we couldn’t have done it without Laurie’s knowledge and expertise...and ability to entertain a 5yr old so we could have some uninterrupted time considering each property. 2021 was a special year for our family. My cousin had just purchased a home for their growing family and soon enough we were ready for that whirlwind process as well.

After receiving a well written, convincing mailer from the Pearl Team in April, I reached out to them to discuss the possibility of selling my home of 30+ years in Burke, and having them list it. Laurie was thorough in collecting information to ensure that she knew as much as possible about our home. She used the information to write detailed descriptions for potential buyers that highlighted the house’s best features. The photographs, Matterport, and brochure were all stunning and drew many prospective buyers within the first few days of the house being on the market.

We absolutely love Laurie. Buying a home is already stressful, but Laurie treated us like her own and made the process as smooth as it can get.
