Haythem was fantastic to work with. He is extremely knowledgeable about the market and thorough in his work -- a true professional every step of the way.

We are new to the DMV and had limited knowledge about area, but Haythem was a tremendous resource in finding the right neighborhood for us. He was diligent about identifying what was important to us when finding a home and helped us navigate the process. He looked out for qualities (features, upgrades, potential repairs, etc.) that we never would have even considered and he was looking out for our best interest at every stage. Haythem made the experience of buying a home so easy and I can't recommend him enough -- you will absolutely be in great hands when you work with Haythem.

My husband and I worked with Haythem to purchase a home, which we purchased on 1.7.2021. We had been looking for many months and were somewhat difficult clients. We were super particular about what we wanted. Haythem listened to our long list of criteria, (and was patient each time our criteria changed!)
Haythem would reach out to us when homes came up in his system that he thought we might be interested in, even if the home wasn't officially on the market yet. He helped point out ideas we hadn't thought of as we did walk-throughs. He was very quick to respond each time we reached out to him.
Haythem is also very knowledgeable about the loan process and was able to answer our many questions.

Haythem gets ALL the stars! This was our first home and we were purchasing a house remotely due to the pandemic. We felt very comfortable trusting Haythem to give us honest feedback from all the houses we viewed remotely. He would return to properties multiple times to make sure we had every question answered. We were intimidated by how competitive the DC market is, especially for affordable row homes. But Haythem was so quick and responsive, it was almost unbelievable. Working with Haythem everything went seamlessly -- we were able to get the perfect house. I really cannot say enough!

He also looked at houses with us for several weeks and was patient with us as first time home buyers. After spending 1 phone call and one afternoon looking at a few condo's he was keenly aware of what we were looking for and our personal circumstances and used that to find us the perfect place. Any issue with negotiations, walk through's and dealing with the seller/builder Haythem handled it all expertly, advocating for us and continued to do so after we closed. Couldn't imagine using another realtor!

Haythem helped us purchase a million dollar condo in 2019 and he was incredible. We will work with Haythem again for our next home purchase without question. Buying a home can be a stressful process but thanks to Haythem our experience was nearly painless.

From the start, Haythem went far out of his way to find us listings that fit our budget and (extensive) preferences. Every few days he would curate a few listings and send us notes on why they would be a good fit.

We toured around a dozen listings with Haythem. I don’t know what we would have done without his help - he would consistently notice small details, good or bad, that we missed. For example, he noticed some subtle issues with the flooring in a home we loved that probably would have led to some very costly structural repairs. We loved that home, but moving in and immediately spending $50,000 on major construction would have been a nightmare.

My wife and I were very picky, but Haythem was never deterred and kept finding better and better options. He eventually managed to find a home that was listed as a rental, but had once been on the market. We loved it but it was a little over our budget. He helped us make an off-market offer below the original asking price to put things comfortably into our price range. Haythem helped us find lenders and gave us extensive advice that helped us find an unusual loan to get a great interest rate.

While working on the contract, he was able to negotiate a very long close (which was desirable for us) with almost no buyer concessions. Haythem was there for us every step of the way, after we closed and even after we moved in. He was the first person to bring us a housewarming gift and even helped us with some minor repairs around the house.

We don’t plan to move again for a few years, but Haythem will be the very first person we talk to. On major purchases like these it’s invaluable to have someone you trust. I know that Haythem will help us do what’s in our best interest, and I’m confident he would do the same for anyone else. I would recommend Haythem to any other prospective home buyer without hesitation.

I actually spoke to couple realtors before starting. As a first time homebuyer, I had so many questions and was pretty overwhelmed. Haythem was very professional and yet personable on my first call and blew everyone else out of the water. He is knowledgeable and was able to walk me through the process multiple times. He was direct in guiding my asks in my first home and my expectations in the current market.

Haythem was helpful and encouraging in getting me to the right decision for my offer. We had a situation in my buying process due to an assessment and he managed to make this all a no-stress point. Haythem even renegotiated and lowered my purchase price!

Haythem has been invaluable from the beginning and has gone above and beyond around the clock. I’m so thankful for his expertise and he didn’t just stop at settlement day. Haythem did a beyond excellent job on the sale of our home. He remained responsive every step of the way and went above and beyond in marketing our home. He even walked the entire neighborhood delivering high quality advertisements for the property. The digital walk through he provided showed the house beautifully and really added to the timeliness and amount of the sell. He diligently researched comps in the neighborhood and recommended a great, competitive price point that led to competition and multiple offers that exceeded our price point by a good measure. Any questions we had on the house were usually answered within minutes. We sold the house during the pandemic and he took extra measures to keep us safe throughout the entire process. After the sale of our home, he researched places for us to rent in the short term even though that wasn't even part of the agreement. He went above and beyond on all elements as our agent and we couldn't be more please with his efforts, professionalism, and the end result.

Haythem was recommended to me when I began looking in DC as my current realtor was only licensed in Virginia. I provided Haythem with a bunch of properties I was interested in, he set up showings and made sure to tell me about the neighborhoods we were looking at and any great restaurants around.

On our second weekend of showings I brought along my girlfriend and her husband. Haythem was more then happy to show us all around and didn't mind that I had people tag along to help me with the big decision. The last condo Haythem showed us was one that he found, that I hadn't seen yet, and it ended up being the one!

Throughout the closing process Haythem was understanding, patient, helpful, and knowledgeable.

I highly recommend Haythem Hedda as a realtor. While I was out of state, Haythem helped me sell my condo & go under contract in 30 days even during a pandemic! We had 3 offers and got full asking price with the highest price per square footage. My condo was always listed as the #1 or #2 most viewed properties in the area. The condo was also listed as the hot deal on Redfin. I attribute this successful quick sale to Haythem also helping me manage a renovation as he went above and beyond acting as my General Contractor as well. I have worked with several realtors over the years and Haythem has been by far the best one I’ve worked with. He is very patient, data driven,and knowledgeable about the market as he has a finance background which I truly appreciated. He also has a great sense of style as we collaborated on my renovation project to get my property looking fantastic and sold quickly!

My wife and I were quite picky--we only wanted to buy in a specific neighborhood near a VRE station so I could keep my commute to the district without needing to buy a second car. The trouble is these homes do not come on the market very often.

During the middle of our search process, Haythem had an international trip. Before he left he connected us with a colleague to show us houses, and he still managed to keep on top of our house search while he was away. I did not expect him to be in contact while he was many time zones away, but it was almost like he was still local.

Haythem ultimately found us two houses in this neighborhood that we put offers on. We were grateful for his expertise in negotiation and crafting offers, as we pulled our offer without penalty after the appraisal.

Haythem found out the second house before it came on the market, and gave his opinion that we should submit a good offer before it officially went on the market, and what a good offer would be. He is extremely knowledgable about what can make an offer attractive beyond simply more money. The seller appreciated the non-monetary elements of our offer, and we ultimately bought the house.

Haythem's recommendations and instincts throughout were spot on. Since this was the our first house, we didn't fully understand the timeline and specifics of the process. He was very patient in answering our questions--even multiple times! He referred us a loan officer who we ultimately used after shopping around. The loan officer far and away the most honest and straightforward we spoke to, which, knowing Haythem, was not a surprise.

I would absolutely use Haythem again for buying or selling a home in the future. He is honest, clear, knowledgeable, and incredibly hard working. I wouldn't change anything about our home buying experience. I can't recommend Haythem enough!

A friend of mine referred me to Haythem after I started my first apartment search. I was leaping in head first and was totally overwhelmed. I had met with a Redfin agent first and left that meeting even more confused and overwhelmed. I knew I wanted to put an offer on a condo in Arlington and that it was very competitive so I had about 3 days to do it, and in that time I had to figure out not only what I could do but how I could do it. A big part of that for me was learning what to expect, and what was worth it. After my first meeting with Haythem, I felt instantly better. We talked strategy and went over everything, and I just knew I was in good hands. I didn't get the first apartment I put an offer in for, or the second, but I got the third, and I'm so happy about it because it's exactly where I was meant to be. The first two were great, but with Haythem's help, I didn't jump too fast (despite only having 2 months before I had to move!), I figured out what each was worth to me, and knowing I was comfortable with my cap for each, when I didn't get them, I knew it was because they were not worth it to me, and that was okay. I just closed on my new condo on Friday, and it was honestly must less stressful across the board than I could have imagined. Haythem was a big part of that. Knowing I had a Realtor and friend who had my back made the world of difference to my sanity and stress levels throughout this process, and I ended up with the new home that was right for me.

My husband and I worked with Haythem to purchase our retirement home and we couldn't have asked for a better experience. We had very specific needs in a limited area but Haythem was able to find us exactly what we were looking for. He is extremely knowledgeable and direct, which we greatly appreciated. It was very refreshing to have a voice of reason during the process to guide us in making the right decision. Having lived and worked in the area for a long time, Haythem educated us thoroughly in what to expect in the local market conditions and advised us on an offer strategy that was invaluable. We ended up purchasing our home for 43K under ask!

Now with the purchase of our dream retirement home under our belt, we were faced with selling our house we called home for 20 years. Once again, we had nothing short of an amazing experience with Haythem on the selling side. We were under contract days after our house was listed. With only 2 weeks away from closing, the contract fell through sending us back to square one. I had an amazing experience working with Haythem selling my townhouse in Mosaic. He went above and beyond to ensure that my house not only sold very quickly, but also for the price that I was hoping for. With his incredible wealth of knowledge of the local market and strong work ethic, we received six offers (2 of which came through before hitting the market!) and were under contract within 2 days. Because of this, the pressure was on to find my next home....in a seller’s market....in North Arlington....AND close within 30 days (crazy I know!). Haythem rose to the challenge and worked around the clock to make this happen. Due to his strategy and the way in which he presented the offer on a rarely available 2-level condo in Rosslyn, my offer was accepted for less than all offers that were submitted! Truly incredible given the highly competitive market with the impending arrival of Amazon HQ2.
