She’s exceptional at identifying the repairs/renovations that will matter the most to buyers and draw the strongest offers. In many cases, she advised us not to spend money on upgrades because we were unlikely to get it back in the sale. And wow, was she right. In a market which, by all accounts, our property was expected to sell within two weeks near list price, we had a contract in two days for $55K above list with no contingencies. And while there’s no way to know for sure, no one will ever convince me that we didn’t get back three times the money we invested in repairs, etc., with her guidance. We were very lucky we found her.

Heather recently represented my wife and I and successfully saw us through the purchase of our home. The first day out, she took us to upwards of 10 homes. What I noted is that she wasn't pushy, didn't talk up the homes, but just gently asked us how we were feeling about each one.

When it came time to write an offer, Heather talked us through the process, presented many situations (the what-if's) and had multiple solutions for each one...showing us her vast knowledge of the industry, and proved that she could execute.

We found ourselves in a little bit of a bidding war and Heather quickly became the General. She not only provided many different solutions that coached the sellers agent to a solution to would benefit all, but she called in our lender to assist and see it through.

Due to Heather's expertise, and her network of professionals, we closed in 18 days with a VA loan.

She sat down with us and helped us to decide the best way to proceed in this difficult housing market. We have known Heather for approximately 9 years. She helped us find our first house in 2011 and sell the house in 2019 when we decided to move out of the Country. We needed to sell the house in an extremely short period of time and she helped us prep the property such that it sold in 10 days.

Since we were not citizens, FRITPA rules could result in withholding. This would mean paperwork for many months to get the funds back. She made us aware of it on day one and connected us to right tax specialists to find the best route for us. She was available at all hours to answer questions and calmed our nerves as we went through the stressful process of selling our home. We never felt pushed or hurried and she always made sure to listen to our concerns and ask our opinion. Heather did such a great job for us that we now have her working with our daughter to help her decide what to do with their home. Heather is the best! We give her our highest recommendation. I sold my townhouse in the fall of 2017. Heather gave me advice on what types of things I should do to prepare the house to sell so I wouldn't invest my money in areas that wouldn't provide a return on investment. She also knows a LOT about home inspections. I find that part of the process to be one of the more stressful and Heather was able to identify and explain issues we should address prior to putting it on the market so the inspection wouldn't slow down the process. I had buyer interest before it even went on the market because of Heather's aggressive marketing and networking. She was also incredibly responsive once we went under contract, flexing to my availability so we could stay on track for the closing date. I would recommend Heather to anyone, including my own family.

We've used Heather to find us two house and sell one of ours. In short, she's fantastic.

Each time we bought, she heard what we wanted and showed us tons of houses that suited our needs and taste. She used her knowledge and experience to help us see things in houses that weren't immediately obvious. And when it was time to make offers, she knew all the tricks that presented our offer in the best light and gave us a leg up in the bidding. And to boot, she's a tireless worker: we came to agreement with the seller's agent at midnight. Heather wouldn't rest until the deal was done!

She also did a great job selling our house. She positioned and presented our house perfectly. We had our house up for a week and we had multiple offers at our asking price. We had a specific need to rent back our house for a flexible timeline after closing (due to VA loan rules) and she nailed it. She knew that was the most important thing to us and presented our rent-back need to the bidders in such a way that we got our desired flexibility without giving up the bargaining strength that comes from having multiple bidders.

Lastly, Heather is simply fun to work with. You spend a lot of time with your realtor--we spent time with someone was really like! Heather is a star!

We have known Heather for several years and she has helped us purchase and sell two homes. We found working with her was easy and she was always quick to answer any questions or concerns we had. Her knowledge of the market is superb. With this last purchase and sell, we found our dream home but knew there would be multiple offers. Heather seemed to work around the clock and gave us extensive information on different ways to write the contract, giving advice on what may have a good chance at winning, but also appraise at value. Heather always made sure we knew all information going in. Once we were awarded the contract, Heather again worked quickly to help us know what we needed to do to get our house on the market.
