We chose Holly Black to sell our home because of written reviews about her competence and also word of mouth about her skill and integrity in selling property. Holly came right over after we called her, looked thru our home, helped us choose a listing price, sign and BOOM, our home was on the market. The first person to come and view our home wanted it and in that short time Holly was able to help us find our new home. But to get to our new home we had to sell our current one first and the contract we had seemed to be dragging. Holly stayed in close contact with us, answered all our questions, calmed us down and never let us give up, even when it was apparent the contract was going to be broken. Before we felt too desperate, too disappointed, Holly put our home back on the market and in less than 24 hours Holly brought us a full cash offer. Fast forward, that offer was good, we closed and are now enjoying a fresh start in our new home.
One of the many things we appreciated about Holly was as we made a list of concerns about our new home, Holly went over that list with seller one by one to make sure it had all been taken care of. That was much appreciated. She doesn't let things fall thru the cracks, she takes excellent care of you. Holly is the BEST Realtor in middle Tennessee, hands down! And not just that, she has all the best connections to anything and everything you will need or want. Anything from inspectors, handymen, dog sitters to crawl space encapsulation specialists, you name it, she knows the best person for it. Holly's calm and practical advice kept me from buying a house that ended up being a total time bomb. The house was pretty on the outside but falling apart underneath. I really loved the house but will be forever thankful to her as she helped me dodge that bullet. She also helped me to find my forever home. It is perfect!! It had many multiple offers, but she came up with a plan that got the house for me. If you are lucky like me, you will hire her. You won't regret it, she is the best!

My wife and I were first time home buyers looking for a single family home in the $350,000 - $400,000 range in Bellevue. Holly did an outstanding job of guiding us through the local market and the home buying process. She also has a good network of local lenders, home inspectors, and contractors to assist you with all of your needs.

Holly is a true professional and an absolute joy to work with. She really knows the area well, is very friendly, but also direct. Holly will shoot you straight and tell you what she would do in your shoes, and that is exactly what you want in a buyer’s agent.

Our experience overall was pretty close to perfect with the exception of a seller’s agent who was a little slow on some things on their end. Holly did a great job of pushing them, negotiating a below market value sale price, and getting some of our closing costs covered by the seller. The closing went very smoothly and we really enjoyed getting to know Holly while she guided us through what might be a daunting process for some people.

If you are looking for a buyer’s agent, I think you’d be hard pressed to find someone more up to the job than Holly.

Holly Black is an incredible real estate agent. My husband and I were first time homebuyers, and came into this process with a lot of questions. Holly had the ability to reassure us and answer every question we had. We took many months in the buying process (we were probably some of Holly’s most challenging clients), but she always gave us sound advice. One thing we appreciate about Holly is she tells you the straightforward truth. On the first house we toured, before we even walked in, Holly looked at the roof and said, “That needs to be replaced.” I knew we were in good hands then.

Holly knows the market as well as anyone. On one underpriced home we were interested in, Holly advised us to make an offer five thousand above list price. We went two thousand above list price and did not get the house (it sold for five thousand above list price). On another house we toured, she told us it was ten to fifteen thousand overpriced. We watched as it sat there, dropping fifteen thousand before selling. We learned pretty quickly that Holly is always right!

Although the process could be discouraging, Holly was always positive, providing us with new options and getting us into homes before they were on the market. She was willing to spend a ton of time and effort on us. When we finally found the house we wanted, Holly got us in before it officially listed, and helped guide us through a challenging multiple offer situation. She worked with our out of state lender (other advice: don’t get an out of state lender), to make sure the deal got done. After we got the home, which we absolutely love, she continued following up with us, recommending contractors/repairmen, and making sure we were settling in smoothly. The entire process was a roller coaster, and as I told my husband, I don’t think we would’ve made it through all this with any other real estate agent. We feel fortunate to have gotten to know Holly, and cannot recommend her highly enough.

I actually found Holly through Dave Ramsey's website, but then researched her more on Zillow. She was great throughout the entire process. Very responsive to emails/texts, etc. I really felt like she advocated for me throughout the sale. I would definitely recommend her to my friends. I interviewed a couple of other realtors that were recommended through the Dave Ramsey site, and I just felt Holly rose above the others. Just because an agent has a lot of sales, doesn't mean they are the best agent for you. I got the impression that the other agents were recommending a list price below the actual value, just to get a fast turn around. Holly listed the house 10K above their suggested price point and we got asking price after only 4 days on the market! She did a great job researching the comps and listing at the right price, and then had a plan in place in case we weren't able to get offers at that price point. Experienced, professional, curteous - but not afraid to fight for you. Couldn't have had a better experience! Thank you, Holly!

From the beginning, Holly helped me to understand the home buying process and was very patient while answering questions. Holly showed great integrity with her knowledge and expertise of the real estate process. She really knows what she is talking about. Holly is very honest and forthright throughout the process and isn't afraid to tell you things that you may not want to hear. Holly even worked while on vacation with her family to get the purchase agreement finalized. She utilized a Docusign system so that I could sign documents remotely in Michigan for the house in Tennessee. Her expertise and knowledge allowed her to negotiate the best deal for me. She went the extra mile to negotiate having the seller pay a portion of the closing costs as well as a really nice home warranty. She even scrutinized the mortgage company's paperwork for accuracy down to $20 per earlier agreements. She is very organized and maintains communication with all parties to keep everything on schedule. We had our home listed with another agent for 6 months with very little interest.
