James Goudreau from Keller Williams was our agent for the sale of our house in Coal City and the new house we bought in Kankakee. He did a wonderful job in helping us on both houses. There was no question we asked that seemed inconsequential to him, and he answered all of them. He was always great about getting back to us also helped us hire some great local contractors to do some work we wanted done. We sold our house with James as our realtor. He was phenomenal! Gave us the facts about the market. Showed us comparable houses to ours that had just sold. Recommended the amount to sell for. He recommended the improvements we should make for faster sell. Such as filling holes in walls, painting etc. Our house wasn’t on the market for even 24 hours and we had a full price offer! Closed within a month! He was always easy to get in touch with. Always made time for us. We did have a little issue with closing but he got on it and reached out to us and explained it and helped us understand the situation and how to fix it. I will ALWAYS recommend James to anyone i hear talking about wanting to buy or sell a house!
On a side not he also helped us buy that house 4 years ago and was fabulous with that process as well!

James is a very active agent. I had intended to sell the house on my own. James came to see the house a few days after I had posted it on Zillow on my own. He was very helpful. He answered ALL my questions about selling a house. I had 3 people scheduled to view it the next week. NONE of them showed up. So I called James. We signed papers on a Thursday. He talked me into lowering my asking price a bit, to get more people interested He reposted the house, with better pictures on Monday and called with TWO offer on Tuesday night! Both offers were over the asking price and the one I excepted was over my original asking price! Great work!
