About James
James brings a unique set of skills and experience to his role as a REALTOR. In 2002, as a licensed Civil Engineer specializing in land development, James founded and operated VISION Engineering and Development Services, Inc. He sold VISION in 2014 to Civil & Environmental Consultants, Inc. (CEC) and stayed with the firm to run CEC’s East Tennessee operations.
Over his career, James managed the design and development of numerous projects throughout East Tennessee, with an emphasis on the Sevier County and Blount County regions. The value of his projects extends well into the billions of dollars. Nevertheless, despite a very successful and exciting career in engineering, James decided to follow his passion for all things real estate.
James now uses the valuable experience gained from decades in engineering to help him run his own development projects and support old and new clients seeking a knowledgeable REALTOR® who can speak the same language and understand first hand the challenges developers face.
James’ primary areas of experience include Commercial, Resort, and Multi-family properties. He also excels in residential properties where opportunities for upside exist through annexation, rezoning, subdivision, or similar.
James is a graduate of both Leadership Sevier (2007) and Leadership Blount (2010), and is a former board member of Leadership Blount. He is a current member of the Blount Chamber and former board member for the Blount Partnership. James is on the Maryville Board of Zoning Appeals and is the Chair of the Maryville Economic Vitality Committee (for the Maryville Downtown Association).
James and his wife Nicole happily live in the heart of downtown Maryville in one of his current projects. If he’s not busy evaluating land development opportunities for clients, you’re likely to find James on the Maryville’s beautiful greenway with his wife and dog, mountain biking or paddle boarding in one of the many beautiful areas of East Tennessee, or in a local bar playing guitar and singing for his band (Humble Bob and the Engineers).
