Jill was instrumental in finding us our first home. We were moving from Southern California to Columbia and only had one available weekend to fly out and actually look at houses. She picked us up from our hotel and not only drove us to each potential home but also around the neighborhoods so that we could get a sense of each area. We spent multiple days looking and we never felt like she was rushing us. She has extensive knowledge of most of the neighborhoods within Columbia and knew right away which locations would suit us best. She gives excellent advice without pushing an agenda. Jill was extremely helpful during every step of the process of finding, vetting, purchasing, and moving into our home. She helped us have the house inspected and guided us towards what renovations were necessary and appropriate. She helped us find a reputable mortgage broker and lawyer to facilitate the purchasing of the home. We granted her Power of Attorney so that she could act as our proxy for the signing of all the documents during closing, as we could not be there. She made sure that everything was taken care of, we didn't have to worry about anything. We were not able to move until a month after closing but Jill made sure the house was secure, that the thermostat was at an appropriate temperature (so we would not be charged exorbitant fees), that the landscaping was maintained (at her own cost!), and that the water was turned on at the right time. Even after moving into the house, Jill was still responsive to our questions. L.S.

We needed to sell our home quickly and Jill was able to do that and more. Jill provided us with a very positive experience when we sold our house in Columbia. She began by taking some great pictures and then put our house on her website as a featured home. We accepted an offer after the first showing a few days later in an area where it is not unusual for a house to be on the market for a year or more. She left shortly after our first meeting for a vacation in Africa, but she promptly responded to sell our questions via email that her assistant could not answer. We moved to Denver well before closing so Jill was left to arrange for all the maintenance issues found on the inspection. I know this was very time consuming but she did a great job in seeing that everything was done correctly. Also, when the closing was delayed for the second time, she worked with the lender to make sure it went off on schedule. A job transfer in August 2008 brought me to Columbia. A new colleague suggested I contact Jill Moylan to begin the search for a house to buy. From the first contact, Jill was supremely responsive, professional, and helpful. She took the time to find out in detail what we wanted and set us up with a web-based search engine tailored to our needs and price range so we could begin sifting through available properties before we even hit town. She took us to dozens of houses and learned from each one what we liked and didn't like, refining the search all the way. When our vehicle broke down on one trip, she got us into her favorite local garage for immediate repairs and recommended a nearby hotel where we could walk to dinner. She never pressured us to go above our price range and was honest in her evaluation of a property's value, even if it meant steering us away from something that initially seemed attractive. It took a few months to find just the right thing, but we did. At the closing, her paperwork was organized and accurate (if only the seller's agent had been as good!) and afterwards we returned to the house to find a bucket of ice, champagne, and glasses to celebrate. I cannot imagine any realtor being more supportive and thoughtful in what can be a stressful and complex process. “Jill Moylan helped us buy and sell our home.” By any me a sure, our experience with Jill Moylan was Extraordinary. Jill took a lot of time getting to know us and our needs and preferences. She devised a custom Internet search for homes that fit our needs and had listings emailed to us regularly. When we saw properties we were interested in, we sought her opinions about those specific listings. She was generous with her time and advice. One of the most significant advantages Jill offered to us as buyers looking for an in-town home was her extensive knowledge, not just of neighborhoods and streets, but also of specific houses. The value of that specific knowledge cannot be underestimated. Her inside knowledge of the histories of so many individual homes was a real help in selecting homes we wanted to view in person. When we found a home we wanted to buy, Jill exhibited a great deal of savvy and keen negotiating instincts and secured us a contract to buy it at a good price. We were prepared to join the two mortgage club but hoped for quick sale of our old house. Jill gave us frank, constructive advice on preparing our home to go on the market. About a week after we contracted to buy our new home, Jill listed our old home. She took great care in preparing the photos and text for the listing. Our listing went live on Friday evening. Jill showed our house that Saturday evening and another agent showed it on Sunday morning. Yet another agent called Sunday morning and made an appointment to show it, but by that afternoon, Jill had emailed us a contract from the first couple who viewed it. The offer was for 97.5% of our asking price! Jill had sold our house less than 48 hours after the listing went live! No double mortgage for us! Obviously, we are delighted with the results Jill and her staff produced for us. We could not recommend her more highly. Moving across the country and buying a home for the first time are very stressful endeavors. Jill went above and beyond all of our expectations in terms of reliability, responsiveness, transparency, advice, and experience. We felt like we could trust her to guide us, take care of our interests, and get us the best deal possible. When we flew out to Columbia to house hunt, Jill had a list of houses she wanted to show us and also took us to see the houses on our own personal list. We felt like she was really prepared and was invested in finding us the right home, rather than a home that was only listed with her company. She is very personable but also savvy and straightforward. While touring the individual homes, she knew what to draw our attention to, both good and bad things that we needed to be aware of. She took us to lunch and made a real effort to familiarize us with what the city had to offer. After we had chosen the house we wanted and were prepared to move forward, Jill helped us through just about every step of the process. When we were afraid a national bank was going to deny us a mortgage, Jill connected us with a local broker who secured us a good deal. She knew who to contact to do the most thorough home inspection, the reports from each inspection were sent to us so we could review them ourselves. When we had questions, whether via phone or email, Jill was there for us. She knew how to negotiate with the seller and we ended up paying much less than the asking price. As mentioned above, she took care of everything during closing and made sure the house was taken care of. We can't recommend Jill highly enough. We would absolutely use Jill again if we ever need to sell our house and/or buy a new one. - TK

“Before I sold my house in Shandon I met with several realtors to find the right person to work with.  Of all of the realtors that I talked with, Jill Moylan was the only one that seemed to really listen to me.  Jill was the only realtor that ever said “let me think about this and I will get back to you with an answer after I (look at a few more comps in the neighborhood, walk through your house again, etc.)”   This thoughtfulness was critical deciding factor for me – I wanted to work with a realtor that would listen to me, talk with me, and help me through the selling process; I didn’t want a realtor that would just quickly say things that sounded great (but that likely weren’t realistic).   I was selling my house because I was moving out of state and didn’t want to worry about having a vacant house that was lingering on the market after I moved.  Jill understood this and helped me identify a fair price for the neighborhood in the current market.  She had great suggestions for how I could stage the house and did a fabulous job with the online advertising.   Before the for sale sign was even up in the yard there were potential buyers coming by to do a walk through, and (most amazingly to me) I had two offers on the house within five days of listing.  The offer that I accepted was for full listing price!  While that is probably not a typical result (and happened way faster than Jill or I had imagined), I attribute it to Jill’s outstanding knowledge of the local real estate market.   After accepting an offer on the house, Jill and her team at Home Advantage Realty helped me with the inspections and identifying people to take care of the repairs requested by the buyer.  She was quick and responsive over email, phone, and with texts. Jill made the process as low stress as I think is possible for the normally high-stress process of selling a house.  If I were looking to buy or sell another house in the Columbia area I would absolutely work with Jill again – she is outstanding!” – S.B.
