Josie was excellent to work with My mom had passed away and I was selling our family home. I live in RI and the house was in Illinois. As you can imagine, that presented some difficulty. The house needed work and Josie had great recommendations. She always got back to me in a timely fashion ,as we maneuvered through the process. She was honest about what needed to be done. We used the lawyer she recommended and she was awesome as well.

Josie is no- nonsense and professional. She’s focused and brings deep familiarity with the market & trends to the process of formulating a realistic plan and setting reasonable expectations regarding probable outcomes. Maybe not the best fit if you desire lots of reassurance and hand holding, but a steady, reliable resource who knows her business and can provide well informed counsel.

We met Josie by looking at one of her properties, and we really enjoyed the way she asked us questions about what we were looking for. The most important part to us was that she listened, and that she did not get frustrated with us as we were in the learning process of what we wanted.

She kept up with us on all the "no go's" and worked to find the right property. She found the one that we eventually bought and are so glad she stuck with us through the ups and downs of the process.

She truly was on our side in the negotiation process letting us know the pitfalls and pluses of the negotiation process. She was of great help in working with our attorney and also, she had a wealth of referrals for us in things we needed, and each referral was awesome.

I can only thank her profusely for helping us find our forever home, and I was so impressed in how she handled and managed our expectations. I would highly recommend her because of her nature to get things accomplished. We found a diamond in the rough, relating to our agent, and to our new home...

When I wasn't quite feeling it with another realtor I was thinking of using to sell a property, I cold called on Josie, based on some mailings I had received from her, as well as reviews I found. Josie came out the very next day. After some thought, I decided to use her services to sell this property. This was definitely the right decision. Josie was professional, flexible, easy to work with, extremely knowledgeable, and importantly, displayed the sense of urgency that resulted in multiple offers within just a few days and a sale. Josie went above and beyond for us to put an offer in on our very first house while she was out of town. On a multiple offer scenario, including cash, we got the house! She also advised us on who the best loan lenders, inspectors and real-estate attorneys were that she has worked with in the past. In spring 2019, I was a first-time home buyer seeking to purchase a home via a special program with a strict timeline. Initially, I worked with a different realtor who did not prioritize my search, which unfortunately wasted the first four weeks of my time. I cold-called Josie on a Friday morning. She understood all the guidelines of my program and even served as a member of the organization's board. Two days later, she took me to see seven properties on Sunday of a holiday weekend. She presented a flawless offer Monday evening amid a multiple offer situation. The property was mine, if I wanted it. Josie was patient with me when before committing to that property I requested to see two other properties later that week on Wednesday. Again, she presented a flawless offer and followed up with the seller's realtor when we did not receive a timely response. Josie made my home buying experience seamless. She referred me to my real estate attorney and a cleaning company. She offered wisdom about what to look for as I shopped, making clear distinctions between what could be changed and what could not. She shared the program's guidelines with the seller's attorney several times and answered countless questions as they pertained to the contract, title company, private and county inspections, and appraisal. Josie is experienced, knowledgeable, thorough, dependable and responsive. She is a true advocate for first-time home buyers, which is refreshing given her 26 years of experience and expertise.
