Karen is amazing at her job. She has an acute knowledge of the market (we bought in Cambridge), listens to your needs, and knows how to help you put in a competitive offer. She is a straight shooter, she's responsive, and she loves to dig into the nitty gritty of a home, basements included! We bought in the fall of 2023 when inventory was tight. Once we found a place we liked, Karen gave excellent feedback on the property, advised us on an initial offer price, and then helped us seal the deal during the best and final bid. It was the only place we put an offer on and we feel lucky to have gotten it. But really it was because Karen is just really good at her job. I can't recommend her highly enough!

My wife and I began working with Karen at the beginning of 2023 and the market was immediately tough. She kept a very open line of communication the whole time, and kept us encouraged in our search. She was very knowledgeable about homes and the market in general, and we always felt like we were learning something when we walked through a new place with her.

We couldn’t be more pleased with Karen’s service as our buyer’s agent during the purchase of our new home. From our first conversation with Karen, her expert knowledge of the region and local market was obvious in a million little ways. She knew all the things a prospective buyer might want to know: which streets are susceptible to flooding, which neighborhoods can’t have gas lines because of the bedrock, which towns prohibit overnight parking. She was very quick to respond to our many questions and requests, and got us in for a showing of our dream home less than 24 hours after the house was put on the market, and set up a pre-inspection for the day after that, so that we could make as informed a decision as possible. Throughout this process, Karen gave us as much guidance and information as we needed without ever pressuring or rushing us. I strongly suspect that that guidance was the difference between our winning bid and the numerous competing offers that we edged out. And after our offer was accepted, Karen remained responsive, available, and helpful, letting us into the house repeatedly in the weeks leading up to the closing so that we could get various inspections and start putting together a plan for updates and repairs. Altogether, I totally understand now why Karen has won so many real estate awards—she’s the best!

We first met Karen over two years ago, before we had even decided whether to move to the greater Boston area from California. While we were in town, Karen was kind enough to show us a number of houses in various locations, ranging from Cambridge to Belmont and Lexington, to help give us a feel about the various possibilities. Fast forward about a year, and we had pulled the trigger on moving to the east coast and engaged Karen to help us with our housing hunt. Over the course of nine months, Karen diligently showed us properties that she thought would be of interest to us, and also helped to guide us as our tastes (in both location and style) shifted. Karen is phenomenal!!! She is masterful in her work, patient, and has saved us from putting offers in on homes that would have been a money pit.

As first time home buyers my wife and I started looking at houses with her during the start of the pandemic in March 2020 and we FINALLY found the perfect home in November of 2021. We must have seen 60 open houses in total and about 30 of them with Karen. She never rushed us or pushed us into spending outside our means. All while in a hot pandemic market where houses regularly received 30 offers.

She caught all of the red flags while walking through homes. She educated us on what to look for to ensure a house has good bones and how to make a home our own. She does her homework on houses, more so than the seller's agent (she had answers to questions they didn't even know). Extremely professional with a mother's touch of caring for us. And this is all before we even got an offer accepted. During the closing process she was quick while advocating for us. On the phone early, late nights, weekends… pushing for the sellers to be better and do things properly. Karen is a perfect 10 out of 10 hands down! No fluffy stuff or telling us things just to make us feel better, truly has the best interest of her clients. If you get the chance to work with Karen do it! Best decision you'll ever make.

We felt incredibly lucky to have worked with Karen when buying our first home in the Greater Boston area. As first time home buyers, we didn't have much awareness in what it takes to purchase a house and what the market is like in Boston. This is where Karen's expertise made a great difference for us since Karen specializes in helping first time buyers. During our first meeting with Karen she gave us a detailed presentation on the steps and timeline of buying a house and answered all of our questions. When we met to see a potential house we were interested in buying, she guided us through all the pros and cons of the house. She also asked the seller's agent specific, illuminating questions that we would not have thought of asking. When viewing the house in person didn't work with Karen's schedule, she gave us specific strategies and tips on what to discuss with the seller's agent and what not to mention. When it was time to make the offer on the house, Karen created a market analysis document for the house of our choice that compared recently sold properties in the neighborhood and gave us an idea of what offer we should bid to be competitive. Every step of the way, Karen continued to educate us about the process. She was also incredibly prompt in her communications and ensured we would not miss a single deadline.

Our wants and needs on the future house changed multiple times as we started learning more about the neighborhoods and towns in the Greater Boston area, but with every switch we were surprised to find out how much Karen knows about the neighborhoods and even down to school districts!

Another thing that makes working with Karen especially valuable is the strong network of high quality professionals she knows and can reference. Karen helped us with finding a home inspector, whom we absolutely loved. The home inspector was so detail oriented and did not leave a single stone unturned when reviewing the house. When we needed to get an estimate of the work to be done on the property we were interested in, Karen connected us with a really great contractor. Both the home inspector and the contractor are incredibly knowledgable in home construction and the regulations surrounding it, and we are still in touch when it comes to the matters of home renovation and construction. Karen also put us in touch with a highly skilled real estate attorney, who was especially helpful with finding property details and paperwork on an especially challenging house we were interested in buying. There hasn't been a house we visited, where a seller's agent didn't know of Karen and we kept hearing: "of course we know of Karen, she is really great".

Overall, we know that we wouldn't want to buy or sell houses without Karen. You are in really great hands and we can't recommend her enough!

Karen's real estate insights and expertise made it possible for me to significantly improve my life three times over the past ten years. Starting as a first-time home buyer, I received Karen's thorough guidance through the process. She reinforced and built upon the information I learned in a home buying class. With so many aspects related to choosing the right home, I felt a bit overwhelmed. Karen kept me clear eyed and smart with her explanations and questions. Through it all, at moments when my dream seemed squashed, Karen mixed the right amount of humor, kindness, and optimism to remind me that there was a home that would fit my needs. When it came time to putting an offer on the condo that I eventually purchased, Karen's experience and savvy with the real estate market really paid off. I paid a significant amount below asking! The condo turned out to be a fantastic place for me to live for more than 8 years.

After I married , it was clear a larger place was necessary. I did not hesitate to call Karen to both help us sell the condo and buy a home. Karen again brought her knowledge and expertise to guide us.

For the sale of the condo, Karen spoke clearly about how improvements (paint, refinished floors, repairs to stairs, dents and dings) would increase the asking price, which would in turn give us more options for buying the new place. With her advice and recommendations, I turned the condo into a different place — almost regretting the decision to leave because it looked so great. Her advice brought in about $25K more than we expected!

Buying our current home, Karen demonstrated her keen ability to understand her clients. She had known me for years; and within one meeting with my husband, she related to his goals and needs. The process this time was less of Karen teaching and more about her quickly responding to our requests to visit properties. Her knowledge of the housing market, connections through Coldwell, and with other agents made it possible for us to see properties and access them as they hit the market. This skill and, again, Karen's savvy led to our purchase of a home for under asking price before the scheduled open house!

The home we now live in feels like we have lived here forever. I cannot give Karen all the credit, we generally knew what we wanted. However, without Karen's astute, clear-eyed expertise guiding – and sometimes reigning us in – it would not have been possible.

As first time and VERY inexperienced home buyers we didn't know what we were getting into. In stepped Karen who very patiently listened to what we were looking for, what out individual circumstances/timeline were, and who we are, took it all in and came up with a gameplan for how we were going to approach our home search in a crazy, and crazy competitive, market. Karen was responsive and flexible. She always found time to meet at open houses even when we approached her at the last minute. She was unfailingly patient as she answered our questions. When it came to looking at properties she clearly brought her wealth of experience to bear as she methodically reviewed all the pros and cons of a property from the overall location/layout down to small details of mechanical systems/minor defects in plaster work. She then worked with us as we debated whether to put offers in and if so what they should be. She quickly did the legwork to compare similar homes and worked with us to work out what the likely value of a property was with an eye to what it would likely sell for. We were fortunate given the market to secure a beautiful condo with only our second attempt in no small part to Karen's excellent advise. Once our offer was accepted she laid out what the next steps were and constantly acted as a fierce advocate for our interests and benefit. Karen helped us purchase our first home, and it would be difficult to overstate just how much of a positive impact she had on our experience.

Karen was deeply knowledgeable and didn't hold back any minute details for our consideration when she brought us to open houses (and believe me when I say, she brought us to a *lot* of open houses -- we were kind of picky). She helped us think of important factors when evaluating a home, but beyond that she helped us consider what the individual next steps were. Karen talked about how to fix or renovate aspects of the home which needed attention, gave us insights on the effort required, and what our long-term strategy might be for maintenance and improvement.

Of course, as first-time buyers, we also had a million and one questions from everything ranging from specifics about a home to esoteric closing process details. Karen always helped answer our questions quickly and completely.

When we were ready to place offers, Karen helped us plan out a strong strategy, especially important given the competitive markets. She helped us explore our options and what bargaining powers we had when we put down the offers, and doubly so during the P&S and closing processes.

Speaking of those processes, Karen worked extremely quickly and diligently to get us closed on time and without the nightmarish delays and complications of which every homebuyer hears stories about. Things definitely moved quickly, but thanks to her help, they also moved manageably and orderly.

Overall, Karen did a fantastic job helping us through our process. She was diligent, insightful, knowledgeable, and helped contextualize a confusing process by taking into account our needs and wants. For me, Karen would be an easy recommend for anyone considering a realtor.

Under pandemic, getting our first house is not easy. But we are lucky to have Karen as our agent. (1) She is very knowledgable. She educated us a lot about houses. She has been very patient and allocated enough time for us to each house tour. (2) Also, she never pushed us to make a decision. Instead, for some problematic houses, she even pointed out very detailed possible issues of such houses. (3) She gave us highly precise estimate on house values and provided very helpful bidding or negotiation strategies. This really reduced our anxiety and stress of making an offer. In the end, her strategies helped us save a lot of money. (4) What surprised us the most is: even after signing the P&S and the transaction closed, Karen is still there to help. She even helped a lot when we first moved in. She gave us suggestions and connections on who to connect and how to deal with different situations. In short, we are very grateful to her.
