Best question asked is how do I get started?
You start with getting pre-qualified with a lender.
How do you find a lender?
Well the best answer is ask people know who they used, your local banks, bank you use, credit union, Farm credit or mortgage originator. Don't be scared talk to more than one place and ask questions. It is your future.
How do you find an expert real estate agent in your area?
Again ask around. If you are relocating call around . Make sure they will be available for you. If an agent wants you to show the houses yourself don't do it. You must be with an agent with any listing. If they want the listing agent to show you the house stop and think are they working for you.
What type of loan should you use?
This is the hardest to answer. First ask your lender what is good for you. There are many choices.
FHA - USDA- VA - Conventional. I have a lot of people that call they are not yet ready to buy because for no money for down payment well in the state of Georgia we have down payment assistants from the state, $100 down FHA loan on HUD owned homes. or you can use an USDA loan. There are even more options in different counties. If you are a Veteran you can do a VA loan.
Fannie mae and Freddie mac have there own programs as well. This is why you need an agent that knows Real Estate.

Counties Spalding, Fayette, Coweta, Pike, Upson, Clayton, Henry, Butts, Lamar . I will go further but this is my area I am conformable with.
