How do you help buyers to find the right properties for them?
I always ASK what are their needs and wants in a home, neighborhood, etc. and then conduct a full search of homes that meets their criteria. After I meet them in person and show them a few homes, I begin to know them better and I make suggestions of neighborhoods that might suit them.
How do you make sure buyers get the best price for the property they are interested in?
I thoroughly examine each home as I am showing it for any defects visable to the "eye" and make notes accordingly. So then when they are ready to make an offer, I perform a Buyers Comparative Analysis of the comparables homes that have sold in the area or neighborhood. Showing the potential buyer the comps and making them aware of the deficiencies, whereby they can make an educated offer.
What do you do to help market the properties your clients are selling?
I make a "contact" plan for my client and continually stay in touch. I go beyond the normal listing marketing by having professional photos taken, numerous marketing media is used -- websites, color advertisements, newspaper, coffee shop newsletters, neighborhood postcards, email blasts, visual tours and much more depending on the homes value, of course.
How do you ensure your sellers get the highest price?
My continual market research keeps my seller client abreast of the sales information in the area and neighborhood -- they will know their competition and will receive weekly updates on marketing etc.
What do you recommend sellers do to make sure their selling process is smooth?
NEVER turn down a showing request; keep the home inviting at all times -- appeal to the prospective buyers senses.
