He negotiated with the other realtors to remove or adjust any contract stipulations that I had concerns with. When we decided to list our Vestavia Hills home, Melvin was highly recommended to us by a neighbor. My husband and I met with Melvin and were very impressed with his knowledge of the real estate business and with his professionalism. We were also intrigued by the flat fee charge for his services, as it would save us over $10,000 in comparison to a more traditional realtor.

Once we signed with him, Melvin quickly arranged for his photographer to come to our home and had our house on the MLS within a few days. He hosted an open house the first weekend and we had an offer the next day.

Melvin then smoothly guided us through the remainder of the selling process. We were able to focus on the multiple moving parts related to a long distance move, feeling confident that he had the sale of our home in hand.

We recently had the pleasure of working with Melvin on two home purchases. We are out of state and needed to rely on someone trustworthy. We were very lucky to have found Melvin!

After contacting Melvin and letting him know our criteria, he promptly started a search for us. What we asked for what not easy, but he did not hesitate in the slightest.

From the beginning he approached the search in an incredibly organized manner. In the past we have worked with realtors that would simply send many emails and we would end up getting lost. Melvin organized the properties in a spreadsheet that we could work collaboratively with him on. He included all the pertinent details and pointed out what stood out about each of the properties he had chosen for us to consider.

His next step was to promptly visit each property in person and do a video walk through. At each property he kept an eye out for red flags and concerns which he brought to our attention.

Throughout the process he stepped in when another part of the process seemed to be lagging or if we were not getting prompt responses from other parties needed to make the transaction close successfully. His organization and attention to detail is truly incredible. Melvin is one of the best in the real estate industry to work with!

Melvin has been an absolutely amazing agent to work with! He is by far the best agent we have encountered.

We gave him an impossible timeline to help us find a property and he met the challenge. Right after we contacted him, he began sending us properties that fit our criteria. He visited each of the recommended properties in person and did a video walk through with us. Most importantly - he was extremely honest in what he thought about the properties by pointing out negative and positive aspects of the home and neighborhood.

We've been so impressed with the professionalism and responsiveness. On numerous occasions he has gone above and beyond to make sure everything went smoothly, often taking care of things that other agents may have let fall through the cracks. Before the closing, there was a winter storm and we were worried about the pipes. Melvin made sure the home was weatherproofed and that we wouldn't have a burst pipe. He also had great referrals that helped close the deal.

There are just so many examples of his exemplary service. And to top it off, he is always so pleasant to speak to. We would highly recommend him to anyone in search of a realtor!

I can confidently say that my experience working with with Melvin was amazing and the best I've had to date. I have nothing but great things to say and highly recommend Melvin for your next home sale or purchase.

Melvin is very professional and personable at the same time. He is full service, went above and beyond to make sure everything was communicated properly on both sides and that all items were completed. He took on the selling of our property as if it were his own and we felt like he truly cared about every detail.

Also, by using Melvin to sell our lake house, we saved tens of thousands of dollars in commissions (his model is just a flat fee) as it was a larger transaction. It's hard to believe that this amount of savings could co-exist with the amazing level of service provided but I'm glad it does and it will be hard to convince me to use anyone else for future real estate transactions.

I could go on but the bottom line is that I highly recommend Melvin to anyone looking to sell their house or buy their next home. You get amazing real estate experience while saving thousands of dollars in typical real estate commissions.

We can’t say enough great things about a Melvin and his group! They did a thorough analysis of the market and comps, hired a top of the line photographer and held an open house that got a huge response with many showings.

We had listed our house on Zillow ourselves and didn’t get much traffic, as soon as we turned it over to Melvin it sold immediately. Melvin had a game plan on the timing to list my home, brought comps in my neighborhood to help come up with pricing. He quickly sent out a photographer for the pictures for the internet listing. Our experience with Melvin Upchurch and his team at List was exceptional. We listed our townhouse, located in Homewood, with Melvin in November 2019. Melvin’s team included a “stager” and a photographer. The stager made excellent suggestions to help our townhouse show off its best features and the photographs captured all of the great qualities of our home. We had a lot of showings within the first days of the listing and within a few weeks we had multiple offers. We were able to sell the house in December! We were surprised that it was shown and sold during the busy holiday season. Melvin’s flat rate fee saved us about $6,500 in commission.

Melvin also helped us purchase our new home. His advice helped us successfully negotiate the purchase on the home in a multiple offer situation. Melvin responded quickly to all of our questions and concerns, day and night, weekdays and weekends…..every single time.

We selected List Birmingham after struggling with a traditional realtor for who apparently was all talk and zero action. A real strength of Melvin was backing his words with actions. During a difficult closing, Melvin and his team kept a positive, upbeat attitude that kept us from getting discouraged. The first thing we noticed with the List Birmingham team was their clear, frequent, and effective communication. We were continually sent updates via text, phone, and e-mails for any new thoughts or direction they had. They paid for a stager (out of their already low fixed commission) to come and we found it really did make a difference. Our property was unique, but their marketing plan and photographer highlighted it in such a way that the qualities stood out. Once we got an offer, they continued to provide experienced advice during the negotiations, and in no time had a contract for the sale of our home. As we moved to fulfill the contingencies of the contract, they maintained patience and professionalism as a myriad of issues kept arising. What realtor would spend two hours at the tax county assessors office with their client ensuring we obtain the correct documents? When issues arose due to the inspector, what realtor answers all alerts and return all calls during his entire beach vacation with his family instead of deferring to his assistant? Additionally, their contacts and advice saved us a lot of money to correctly get the house past these and many other hurdles. On top of all of this phenomenal service, their flat fee was all that was charged. Never have we felt before (this was our fifth house) that the realtor was underpaid for their service. We cant even begin to tally the number of hours they must have put in for us. We also appreciated their honesty and knowledge. Their closing estimates were so accurate that we were not blind sighted by any surprises when we came to the table. Their support throughout the process made working with them a pleasure! We remember reading some reviews before we called List Birmingham. One comment was, With all they offer and do for their clients, the question should be why wouldnt anyone use List Birmingham with Melvin? We are completely convinced that this is the truth and are truly grateful for them going far above and beyond with us. I cannot say loud enough how thrilled we have been with him and his team. They are smart, responsive and honestly, I think the best people I have ever had the pleasure of doing business with! And that includes ANY sort of business. Wish everyone was as courteous and thoughtful and wise as List Birmingham and Melvin. He is wonderfully analytical and also very kind--a hard combination to balance. But, balance he does, and he also helped keep us on balance throughout the process of selling our first house. Not to mention how knowledgeable they are too! Truly a winning combination of the art and science of real estate. He made the entire process smooth and easy and quick and we felt confident that we got a great price on our house.

The first he sold in 4 days, at asking price, the second he sold in 1 day for asking price. I recommended him to a friend of mine, her home sold in 7 days and she was extremely pleased with the price she received. I have known Melvin for a long time and he is absolutely the kindest person you would ever want to know and he knows his business well.
