Love Mike and Ann at Cruz Properties! They sold us our home more than 17 years ago and we stayed in touch over the years. They’re genuine, fine citizens of our dear mountain community - experts in their field, knowledgeable, positive and passionate about their field. When it came time for us to sell our house a few months ago, we of course enlisted them again. They were on point throughout the process with regular consultations and expert photography and staging support. After the first showing our home sold super quick and they were again by our side through signing and final closing. We were so pleased with how they helped us manage the whole process and it really softened the hardship of moving away from this special part of the world. Mike and Ann are simply the best!

Mike and Ann did an excellent job in selling my home on Old Ranch Road! Based on their knowledge and experience of the mountain market, and their excellent networking with other realtors, they sold my house to the first, and perfect, buyer - before it went on MLS, and with no signs or open houses!

They handled everything and made it a very seamless process - which took a lot of extra stress off me. They were very accommodating, very responsive and quickly responded to my questions, managed the small negotiations between buyer/seller quickly, provided excellent advice and made it a very calm experience, as selling/moving goes!

I would highly recommend them to sell your home!

My wife and I used Cruz Properties in the sale of our house a few years ago and then recently to purchase another property. In both instances, we were extremely happy with the quality of service we received. A couple of things that stood out for me was… We needed to sale our place quickly. They were able to meet all the dates in getting the house ready for the open house and the sale of our place. They helped keep us calm during all of the stressful moments and represented us as sellers with our best interest in mind. They had access to all the latest technology resources that gave us an edge on finding a new home. With only a few homes on the market to see, the tools they gave us allowed us to be first in line. In the sale of our home, we were hoping to not go too much lower than the asking price put were actually able to get much more than the asking price. In purchasing the next place, they helped us negotiate a price that was perfect for us. There were times when we were indecisive and confused, they were patient and understanding and helped us move forward. I trust Cruz properties and highly recommend them.

Being a first time home buyer years ago was a little challenging. My wife and I were having a hard time finding a house, finally we found one and all the pricing was set in stone. Then at the signing the sellers a group of investors demanded and additional 2,000. At that point my pride kicked in and said NO WAY!! Just on principle.... Well Mike was wise beyond he years even back then and said we will take it. I looked at him and he motioned like he was going to take care of it. Well I can thankfully say because of that we got into our first home which has tripled in value. Thank you Mike for doing what was best for us even when it did not feel like it.

We had an amazing experience with Cruz Properties selling our house above asking pricing and buying a new home below asking price and doing it all in record time - 60 days or so! Mike and Ann were so knowledgeable. They saved us so much money w/ their years of experience in real estate in the Santa Cruz Mountians. They knew exactly how to price our home to create a bidding war and what to pay for our new home that helped us get it below list and even how to best manage various inspectations some of which could have cost us quite a bit of money in repairs had it not been for their experience like suggesting we get our our spetic tank flushed vs more expensive alternatives. I highly recommend Cruz Mountains. I coudn't be more thrilled their service.

Mike and Ann worked with another realtor, all of whom I chose to help me with the sale of our place in the Santa Cruz mountains. They are flexible and friendly and absolutely know their market. The team worked together and handled pretty much everything, once we were out of the house.
