Nataliya is a great realtor who is really focused first on her clients. My wife and I were first-time home buyers during this crazy market and we were timid about fully jumping into the housing market. She took the time to show us some places, build a relationship with us to understand what we were looking for and what our hesitations were, and guided us appropriately.
When a family issue arose that caused us to have to put a halt on homebuying for six months, she stood by and waited for us to be ready to jump back in. She did a great job answering all of our questions along the process, gave us insights into what potential offers would be best for certain types of houses and situations, and she was very responsive while exuding a customer-service personality. Once we had our offer accepted, she guided us through the process and talked us through our different options when a few different hiccups arrived. She even made a suggestion that resulted in a lower commission for herself, but a lower monthly payment for us which is rare to find in an employee who works a commission-based job. Nataliya is a great realtor if you are looking for someone to build a relationship with and to be your "one and only" realtor throughout life!

As a military member, I always struggle to find good realtors and end up doing most of the work myself. A friend of mine recommended me Nataliya Lutsiv, and she was amazing during the entire process. We purchase the house from out of estate and made herself available at all times. Due to the high housing demand, we had to place multiple offers on multiple homes. She made herself available to my schedule and convinced, FaceTime over a dozen homes and responded my questions within an hour. The date our offer was accepted, she worked late that night to secure our lowest mortgage rate. I couldn’t have asked for a better realtor. My husband and I have worked with several agents in the past being former military, to which my husband absolutely despised real estate agents. My husband and I always felt their inability to be honest, showing us only homes with the highest price points. Most agents only care about the money they earn and not about us, our needs and wants. I found Nataliya by accident, I wasn’t looking for a agent at the time, I called the office in to inquire about a property and had a conversation with her about how I was not looking for homes I qualified for, I was looking for things I could afford. Nataliya was our realtor when we bought a house, rented a house, and sold a house. She is a full-service realtor with excellent follow thru, communication, and attention to detail.

When we bought our house, she was present at every event. Her keen eye found some issues during our walk thru and her negotiating skills got us a new washer and dryer that we did NOT have to haul up three flights of stairs!

When we moved, we put the house up for rent. Within days, we had three qualified renters to choose from.

We finally decided to sell the house but it was in MD and we were living in FL. She made the whole thing easy from beginning to end. She took care of the cleaning crew, painters, and handyman. She worked with the renters for a smooth transition and even saved us $3,000 in taxes by catching something erroneous in the paperwork.

We’ve bought and sold houses without a realtor before because so many are not dedicated and don’t earn their commission. Nataliya is not like that - she earns every dollar and then some. We would recommend her to anyone for anything anytime!

As first time homebuyers, she was very patient explaining to us the ins and outs of homebuying, the steps we needed to take, and what to watch out for. Nataliya is very knowledgeable with the Veterans Affairs (VA) process. I don't know where to start: as a veteran working overseas, Nataliya stood out of the crowd at the first email. I've always been reticent of "vultures" who just want to take the easy cases before flying away. Not Nataliya! She took my deal-breakers list to the market where my new command assigned me, and managed communication so easily even though we had eight time zones differences between us.

I was so anxious to meet her that by the time we returned to the USA! She pinned the list of my dream house in various locations of interest. Moving to a new state, not being familiar with the area nor having transportation, on top of ongoing logistical issues related to a Permanent Change of Station (PCS), trying to manage temporary lodging and professional expectations, were things that I dealt with while looking for a home.

Nataliya made this process VERY EFFICIENT for a busy person like me (though I'm positive this was the most difficult case she ever had since we had challenges over challenges coming our way). She ensured my family's comfort while seeing houses and even brought us water bottles knowing that we're always thirsty when we met in the middle of the day (though it was spring).

She helped us with the ins and outs of the procedure, to include unexpected glitches and resolution on the way when house inspections crushed our dream of purchasing that dwelling. Nataliya picked back the process like a warrior and the next day we visited multiple houses until we found THE ONE. A month later, I was a proud owner.

Nataliya became a very dear friend of my family, and I would highly recommend to anyone who plans to find THE DREAM HOME. She is so positive and perseverant in the process, especially in our case, laying out expectations step by step, and not letting any loose end hang there.

I, personally, am amazed still on her attention to detail and personable real estate service. She is sincere, honest, giving a real perspective on evolution and timeline of the process, with a strong character and ethics that are rarely found nowadays.

I know that in the near future I'm planning to make more investments, and there is nobody else I'd rather have help me but Nataliya.

Whether buying or selling Nataliya is the best. She knows the market and knows what perspective buyers look for and knows what sellers need to do to get the best price for the home. She sat me down and gave me a price range that I could expect for my house and it was spot on. My house was on the market for 2 days and we got an offer. You can’t ask for more than that. And then she turned around and got me a great price on a house in the development I wanted. Nataliya has been a great professional realtor who cares about her clients. She had made me and husband first time purchasing a house empowering. She has educated us on things to do to get the lowest interest rate and she was an Advocate that was truly in our corner. Our home did not come with a washer and dryer. She spoke up and asked about a program they had for health care workers. Guess what we got our washer and dryer. We told her what we was looking for in a home. She listened to the us and gave that and plus so many other perks that was standard features on our home but consider upgrades everywhere else. Nataliya is the best realtor in the region. We needed to find a home quickly with very specific requirements in a specific location with a quick turnaround time. Nataliya was an awesome realtor! From the beginning, she was very professional and knowledgeable in real estate. There was no question, that I wouldn't want to utilize her expertise to help me sell my home. Nataliya helped me stage my home to make it presentable to the potential buyer. Within 3 days of putting my home on the market, I had 3 offers. Thanks so much to Nataliya. However, the sale of my home didn't go as planned. The deed was written incorrectly; therefore slowing the process down. But Nataliya didnt give up, she was very patient and understanding the entire process. We went from having my house sold in 30 days (which fell through due to the incorrect deed), to renting my home out (while the deed was being corrected), to getting it sold 7 months later (after the deed was properly recorded). Nataliya worked very hard to get my house sold, never giving up or backing down. If you are in the market for a realtor.
