Our journey to buying a home was long and eventful. Buying a home in the daunting Bay Area frenzy of 21-22 and the subsequent market cool down is quite the experience. Fortunately we partnered with Nivi to guide us through the process. What we truly appreciate is the fact that she patiently gave us good advice as we went about our search for about 2 years. She never pushed us and held a steady hand. Nivi helped us sell our house in one of the worst period of real estate market in bay area ( around Oct 2022). She helped us navigate this difficult sale with her detailed weekly report and calls. Her reports contain detail about what is median prize and similar sale in nearby region, all of which help us in selling the house at fair market price.
While she was giving details of what the price should be, she never pushed us to reduce price to an uncomfortable level, even if it meant house is sitting unsold for longer period of time. Also her marketing technique made sure we had visitors to our location all the time ( including during the long weekend). Kudos to her patience in handling our situation and also in answering all our questions.

Nivi helped us find our perfect first-home. When you first meet her, you will notice her enthusiasm and as you work with her, she brings in a lot of positive vibes and somehow always has the energy to get the work done as needed.
During the early days of our home search, she proactively setup several calls to discuss the home-buying process, documentation and spent the time to understand our requirements. Being an architect, she provided us meaningful insights during our home visits, was quick to point out possible issues and would walk us through the disclosures in great detail. My husband and I had been searching for a home for 1.5+ years after arriving from overseas to the Bay Area. We had a A+ experience with Nivi as our buyer agent previously, so it was a no brainer when we requested her to be our selling agent as well. Our comfort level during our past experience and just knowing that she would do the absoute best to get us a great deal was a given.

When we approached Nivi, she patiently answered all our questions, provided key suggestions on any upgrades needed and shared tons of info on comps in the area. We were concerned that our house, which we were trying to sell during the holiday period - would be tough to sell. Nivi made the process incredibly easy and took extra steps, like having a pro give us staging tips, having professional photographs taken, and a lot more.

In one line, whatever your requirement, Nivi gets your job done. Having moved to Bay Area recently and being first time property buyers, we were clueless about many things in our search and found the perfect guide in Nivi.

Here’s why:
1) She’s the expert - Nivi is an architect and has excellent knowledge of house evaluation, and what can and cannot be done with house remodeling - walls, windows, floors, kitchen etc. Whenever we talked about an unmet criteria in a house, she would give a realistic estimate of whether we could add it later and for how much. When she wouldn’t know something (rarely), she would get back to us promptly.

2) She’s curious and emotionally intelligent: Nivi asked all the right questions before starting the search, and made sure we had room to change our minds, be ambivalent while deciding on potential houses.

3) She’s punctual and extremely reliable - During our search we met some buyers who would be waiting for their agents to arrive or realize they were given an inaccurate appointment time. This surprised us as Nivi was always on time, and our appointments were always planned well and double checked. Additionally, she would always do her homework on each house and its pros and cons.

4) She’s available 24*7: We have had 6am and 12am conversations about bids and potential houses. Nivi always puts the client need first and makes sure all questions and doubts are answered. She’s been super supportive even after the sale.

Nivi did a wonderful job in helping us find a home. With our crazy scheduling conflicts, COVID related regulations with seeing homes, and uncertainty in which city we would end up in, Nivi accommodated us graciously. We were torn between three cities and working full time jobs, so Nivi helped us schedule appointments to see multiple homes per day. This however could not have been easy since we were only available one to two days a week, and homes were flying off the market as soon as they entered.

the search for home started with a casual talk with nivi , on a Friday morning where we explained what our need was and how much we love this community where we were renting before.
the good part is she listened what we had to say and pay attention to every single bit. she made us aware of the process and as we merely had any experience before , every bit that she spoke was so informative that we could know in the very first day that "yes" She is our realtors .

the search started , every time she came back with listing , i found something really special that suited to our need and based on what we spoke about our expectation to her. now as they say the home is where you will feel comfortable when you step at first time . all the required parameters of our home was not matching the listing , but she was the one who always said " Thats Ok, we will get it right" , we got frustrated , we got deviated for conflicting priorities but she was the one who didn’t forget us and her smile always brought a reason to "restart" .

There were times, when I didn’t stop myself asking a dumbest question knowing it that, she will have the answers for sure , and guess what? she answered me patiently with smiling face.
i didn’t recall any occur acne when she stopped herself answering me no matter how much dumb the question was , she had answers for all intelligent as well as dumbest one :-).

and when the golden days came , when she found our house , she was faster than us to make it closed, we were not sure what we need in this process , her process of educating us still continued throughout the closing period.

People say finding a new home can take months or a year. But for us the entire process from getting a pre-approval letter to closing on a house (getting the key to our new home) took just two months!! This was possible because of Nibedita, who always made herself available (quality of a dedicated realtor).
