I have focused my career in real estate development for over 45 years now. This career path has given me the experience my clients expect when they are selling or acquiring their specialized property. I am experienced at project strategy and regulatory submittals so I can explain your options based on each different Black Hills community.
By far the largest impediment to any privately driven and successful real estate project is dealing with many different layers of regulatory in city, county, federal and the lender environment. My approach to this is backed by my years of first hand experience taking personal financial risk with projects and then backing my words with action and delivery.
Common sense must be applied to discussion surrounding ordinances but at the end of the day they are ordinances. Consideration must be given at the administrative level to achieve flexibility and to be willing to determine the best solution to move any project forward.
From my perspective today, the skill sets I bring to a business or project are with creative solutions to problem solving, creating projects that are new and different that hit the target market, negotiating, real life budgeting tied to conservative cash flow pro forma, a more matured focus, honesty and integrity.
