I help buyers and investors purchase property in Central Florida, with a focus on clients who are buying from outside the United States or without a Social Security number.

Much of my work involves situations that fall outside a standard transaction: financing with an ITIN, foreign national loans, DSCR loans for investment property, FIRPTA withholding when a foreign seller closes, and holding title through an LLC or trust. These are the details that stall a closing when nobody catches them early, and they are the part of the process I know best.

I work across Orlando, Kissimmee, St. Cloud, Palm Bay, and the surrounding Osceola and Brevard County markets. My transactions include new construction, investment and rental property, land, and first-time purchases. I have been licensed in Florida for 12 years and I am with Agent Trust Realty Corporation.

I work in English and Spanish, and I publish free guides in Spanish covering the tax and financing questions foreign buyers ask most — from property taxes and homestead exemption to 1031 exchanges and the 2026 FinCEN reporting rules.
