As the POA for my Aunt, I needed to sell her home for her move to Assisted Living. I live in Austin, Texas and her home was in Cerritos, CA, necessitating this transaction to be handled primarily remotely. Raul was fantastic! His knowledge of real estate legal issues, his marketing skills, as well as his ability to communicate either in person, via phone, or virtually is very good. He was always timely on response and made sure all paperwork was handled accurately. Raul sold the home in two weeks at a good price. Raul Padilla sold my mom’s house two years ago, and it’s a pleasure to work with him. Because my mom had dementia and because I’ve bought 5 and sold 4 houses, I was the primary contact. He sold her home within 2 weeks, got my mom a good price and did everything in his power to make the escrow go seamlessly.

My parents were the original owners of this house and had accumulated a lot of stuff. At no charge, Raul provided 2 men to help us clean out the home, staged it and even gave my mom a gift after the escrow closed. About a year later, he helped me obtain a forensic appraisal on the house even though he knew it was unlikely I’d need him again as agent.

Raul is thorough, friendly and knowledgeable and I wouldn’t hesitate to work with him again.

I highly recommend Raul as your realtor. I had such a pleasant experience with him the first time, that I used his services again.

Raul helped my ex-husband and I sell our home while we were going through a divorce. He handled our situation with the utmost professionalism and was very diligent in keeping us both abreast of any updates that arose, even though we were living in separate households. He walked us through the entire process and gave us tips as to how best present our home, to be ready for the Open House. He even brought in his own staging props to place around the home. Once a buyer was accepted, he kept in constant contact with the buyer’s realtor, to ensure that everything was progressing smoothly on their end.

After our home was sold, I recruited Raul once again, to assist me in purchasing a home for my children and myself. He was very flexible and accommodating, making himself available to me when I called him. When I wanted to look at a home, he would call the realtor immediately to schedule a tour for that same day if possible. He also put in some late evenings, writing up offers, right after we toured homes that I was interested in. Raul was always positive and kept telling me that the right home would come along and it did.

Raul is hard-working, professional and dedicated. He will not rest until he helps you find the right home for you. He sure did for my children and I and we could not be happier.

Raul was my real estate agent when I bought my condo in Huntington Beach. He was amazing, he was always available and he routinely went above and beyond to find the answers that I needed and to eventually help me buy my condo. He is respectful and an extremely hard worker. I met Raul at an Open House in 2017, when I just happen to walk in to one that he was hosting. I remember just asking questions about the Real Estate market and, not once, did Raul ever seem annoyed, or push his agency on me. His caring personality is what ultimately made the decision to work with him easy. A few months later, with the help from Raul, I purchased my first home. I just purchased a house last month. It was a rocky journey because the seller filed bankruptcy. It took 2 mos & 2 weeks to finally sold it to us. Seller & myself used Raul Padilla as our agent. Raul did a superb service in walking me through with the purchase, explaining the details of buying a house, what to expect, pros & cons of compounding the tax, title & ownership as husband & wife, putting the house into a trust for our daughter, paid the fee for the cleaning up after the seller moved out & had paid the 1/2 of the fee to keep the extension of the mortgage rate. My sister and I were put in a situation after the unfortunate passing of our mother. My mom was somewhat disabled over the past 5 years was not able to keep her house up as she had in the past. In short, the condition of the home was far from being market ready. We were also concerned because of the issues COVID-19 was causing. This experience was in June - July 2020.

We had one agent come in and offered a ridiculously low bid. We had a second agent meet with us and again, gave us little hope. Then, we remembered a friendly face that had worked in the Cerritos area for a long time. This is where Raul Padilla arrived on the scene. We were at this point very discouraged. He came in and saw the full potential of the property. He gave us hope. Raul came in and gave realistic and encouraging expectations and let us know we could get a fair market value with a little work.

Raul gave us some good pointers. He followed up by personally contacting some real contractors to handle the flooring, paint, bathroom/kitchen work, electrical, plumbing, termite, roofing, etc. The contractors did so well that the house looked and functioned amazingly once the work was complete. The cost of the contractors was about a half of what we feared we would have to pay.

Raul took us from ground zero to closing. He put up with two siblings working through estate issues with sometimes very different views. We had group meetings several times to get to the best compromise on items. I was even in a different state with a 3-hour difference in time zones.

In the aspect of being very encouraging, resourceful with contractors, knowledge about the market, great businessman, and being very insightful, he met, and exceeded our expectations.
