Selected properties for clean-up, re-use and sale for residential, retail and office projects to recover or offset environmental costs and liabilities. Served on water company boards and in non-profit groups formulating water infrastructure policy and legislation.

Managed 25-person subsidiary that master planned corporate land and surplus assets portfolios. Subdivided, constructed, sold and leased retail, business and residential land projects on corporate land nationwide. Directed subsidiaries and builder joint ventures building and selling thousands of custom lots, homes and condos in California. Negotiated and documented land and project planning, permitting, development and sales transactions. Managed HOA’s, construction defects litigation and settlements.
