Rick sold our home in January'2019, the middle of Winter, alot of competition on the market and listed right before the Holidays in late 2018. Tough time to sell, but with a great marketing plan and networking in the Broker Community, we had consistent showings, and ultimately a buyers contract for our asking price. What could have taken months, turned out to be a sale in just 45 Days!!! We could not have been happier and the transaction process was so easy! Having only been in the position of selling one property, and that being nearly two decades ago, I was looking for an experienced professional who could guide me through the process and produce the best results, with as little stress and pressure as possible.

I found that person in Rick Moeller.

Upon first contacting Rick I was already under some degree of stress and uncertainty due to recent and significant changes at my work environment and general effects of the Covid response on all aspects of life. We discussed my property and related market conditions and decided to proceed forward. Unfortunately, due to family medical issues I soon had to put things on hold for several months. Rick was very understanding and only on occasion would politely touch base with me to see how things were going, knowing that selling the property was still my intention, but with absolutely no pressure.

When I contacted Rick again 3+ months later indicating I was ready and rather anxious to get the property ready, listed and sold (it was getting late in the year and I had concerns about the impact of upcoming holidays, winter weather and the general Covid environment and how that may affect buyer potential), he jumped right back in providing suggestions and advice on preparing the property and all aspects of listing.

We didn’t necessarily agree 100% on everything (e.g. there were some potential updates in the area of painting, etc. that I had to weigh against the expense, impact on time to listing, inconvenience and my own patience) but Rick was never high pressure about any of it, only offering the suggestions and the rationale/pros/cons behind them.

Once the home was ready a few weeks later, Rick sprang full speed into the next steps, developing the listing description for my review, many other things behind the scenes I’m sure, and arranging for very good photography (I was very impressed with the quality and composition of the photos and think they very much helped lead to the amount of interest received).

The listing went up on a Thursday and we had we had 25+ showings scheduled for that weekend and as I recall six or seven offers by that Sunday!

Many of the Realtor comments were that they felt the home was priced “just right” and one of the offers was all cash at full list price with a suggested close within two weeks.

Unfortunately, that offer withdrew even after a very clean inspection report and just the day before final attorney review, much to the surprise of both of us!…

Obviously I was disappointed and concerned but Rick immediately leapt into action contacting the Realtor representatives of the next best offers and we very soon had an acceptance above list price (one that required financing which had made the seemingly firm cash offer a little more attractive) with a close in four weeks.

And closing happened right on schedule.

My apologies for the long review, but the bottom line is that I found the right Realtor in Rick and was extremely impressed with his patience, demeanor, experience, expertise and dedication to following through to produce the best possible results.

I would first like to say that Rick was a referral by a relative, who also had purchased their first home with Rick’s assistance. They were extremely happy with his help and understanding of their needs in assisting them to find the perfect home, which they did.
