I can't possibly say enough good things. I will be recommending Kevin and the team to anyone who will listen for the rest of time.

I relocated to Tampa for work and was on an extremely tight timeline. When we first spoke, Kevin listened intently while I described the features we would need in a home, the area we were looking for, and concerns we had over commute length, finding the right neighborhood etc. Two days later, we flew into Tampa and Kevin spent a full Saturday showing us prospective homes. We woke up the next morning to an email from Kevin saying that he went back through available listings after spending the day with us and he had several more options for us to take a look at. At the end of the second day of house hunting, we had several options each better than the last and any of which we could have been very happy in. He made the entire process manageable and worry-free. By the end of Monday, we had made an offer and we were off to the races.

I am incredibly thankful to Kevin for the caring professionalism, unmatched communication, and genuine consideration he provided during the entire process.

He was present at the inspection for us since we were out of state at the time. He made sure to text and call with updates every step of the way so that we knew what was happening and also what was expected of us. When questions came up after the inspection he was able to recommend and facilitate introductions with professionals who could get us the answers we needed. I simply don't have enough characters in this text box to articulate how wonderful a partner he (and the rest of the team) were from start to finish.

If you are looking for an agent, you can stop looking. You have found the best. You will be thankful you called!

An Outstanding Home Selling Experience Made Easy With Rick & Terry'sHelp. We had a 100% positive experience in selling our Tampa home with the assistance of Rick Woods and his very professional real estate team. From the moment we signed the listing agreement, through the final closing, he and his team made each step easy and painless for us.

Rick gave us great advice in "staging" our home for marketing.
Professional photos were completed prompty, and the listing went up with amazing speed. We had more than a dozen showings in just a few days, and a representative of their team was on-site for each one to answer questions and ensure the security of our home.

Once we accepted a contract, their closing coordinator took care of all the details in coordinating with the title agent. Their use of electronic signatures made signing easy, especially since we were out of town frequently during the process. Rick even advised us in negotiating a post-occupancy agreement, so that we had more time for move-out, and he coordinated everything with the buyers through the buyers' agent.

We could not have been happier with the entire process, and we feel we got the best price possible, with much credit to Rick and his entire teams' approach to marketing our home. We would recommend Rick and his team to anyone in the Tampa area who wants a very positive and carefree experience in selling or buying a home.

Best͏ agent I have ever dealt with.
Rick is extremely professional and cooperative , he makes sure your questions are answered in a timely manner, and stays on top of all the deadlines, his team that works alongside him has the same professionalism .

I’d do it again!
Hiring Rick and his team to sell the house was the best thing I’ve done while settling the estate! Rick has extensive knowledge of the current market but also of the neighborhood area. I didn’t have to do anything other than get the house ready to sell. Even then, need help staging? Rick can help you. Need help finding an estate company? Rick can give you great recommendations. Inspector find hidden damage that needs repair? No worries, Rick has an excellent team to help you out every step of the way. Selling the house was made easy as Rick handled all of the issues and concerns that came along. He is an excellent communicator. Rick and his team were always available to handle any issues, answer any questions and give solid advice at my convenience. ...Walking the walk
A lot of people talk the talk while only a few actually walk the walk. Rick and Terry and the rest of their team definitely do both.

Until they decide to stop working or I stop buying houses, they will always be my go-to team.

My experience began with a simple question: “how much could they sell my house for?” My situation was unique in that I had a larger than normal townhouse, surrounded by newer and smaller townhouses, as well as older homes. So clearly comps were all over the place.

At our first meeting I explained to them what my wife and I wanted as well as our timeline. They listened and came back with solutions. I wanted analysis and data. They came back with an in-depth report on the market. It justified what I was thinking and what they were saying. We came up with a plan and over the next several months, and stuck with it exactly.

As for the procurement of the new house, I was blown away. In a market that is frighteningly hot and supply is low, they not only found a house we love but negotiated a price $55k+ under asking. I didn’t tell them this at the time, but I would have paid full price. And that proves their value. They negotiated as if they were buying it for themselves and they did it based on analytical thinking and market knowledge. I could not have asked more from our realtor. But low and behold, they gave us more...

Throughout the process they were on the ball every step of the way. They were thorough, responsive, and practically held our hand to insure a smooth and fair transaction.

With regards to the sale of our house, they marked it high yet fair but, more importantly, at a price they felt confident would sell.

In the end, it was on the market three days and sold for almost $5k over asking. Again, they treated this as if it was their own house and fought to make sure we received the best deal possible.

I unequivocally recommend this team.

Awesome team! Just purchased our Dream Home and Highly recommend working with the Rick Woods team and specifically Kevin Wu. We purchased our FL home coming from out of state and Kevin helped to make the home buying process go smoothly and easily.
