I may recommend tidying up a bit, removing personal items, valuables, point out hazards that could be dangerous and doing yard maintenance. I will recommend repairing possible damage that will be required by the Buyers, Lender's Appraiser or found on a Buyer's Inspection report before you list the home. I will recommend pulling the necessary permits with the county to make sure the work is done properly. I am Specialized as a Seller's REALTOR. Buyer I recommend going ahead NOW and get your pre-approval letter or have a bank statement showing proof of funds to submit with an offer for a home. Pre-approval letters are typically good for six months, but could take several days to acquire loosing a home in the process. Homes are selling fast right now and sometimes ending up with multiple offers. Sellers require the Buyer's be pre-approved (prove) that they can afford to buy their home. Please call your lender and give me a call when it's in hand. If you don't have a lender I can recommend one.
