I specialize in helping people buy new construction homes across Southern California — Los Angeles County, Orange County, and the Inland Empire. Since 2018, this has been my main focus.
The salesperson inside a builder's model home works for the builder. Their job is to get the best deal for the builder. I'm the agent on your side of the table, and the builder pays my fee — so having me there costs you nothing.
I've helped buyers purchase homes from most of the major builders in the region: Lennar, Toll Brothers, Taylor Morrison, Tri Pointe Homes, KB Home, Meritage Homes, Pulte, Richmond American, DR Horton, Shea Homes, Century Communities, Trumark Homes, and others. Each builder uses different contracts, different incentives, and a different preferred lender. Knowing those differences before you sit down with their sales team is a big part of what I do.
Because new construction is what I do, I work with buyers on things most agents don't — finding unadvertised discounts like mortgage rate buy-downs and design center credits, making sure the total cost matches what the builder advertised, explaining Mello-Roos taxes before you sign anything, and walking you through the home inspections during construction and before closing.
One thing buyers often don't know: don't visit a new home sales center without your own agent. Most builders won't let you bring an agent in later once you've signed in alone.
