About Terrence

Real estate has been a legacy for Terrence as much as a career. His father was a broker in Orange County from the early 1950’s to his retirement 45 years later. Terrence grew up working in construction at an early age then after attending San Diego State University went to work for First American Title Insurance Company in 1970. Settling in Santa Cruz he worked for First American Title, Penniman Title, Stewart Title and Santa Cruz Title as an escrow officer, branch manager and County manager. During this time, he pioneered the first “short sales” and handled the first Starker delayed exchanges and many other complex transactions.

Eventually, Terrence left the title and escrow business and became a co-owner of Capitola Realty. While there he coordinated the Affordable Housing Program for the County of Santa Cruz as well as managing the office and selling real estate. Terrence also spent time as a mortgage broker and maintained a parallel career in the wine industry for 30 years.

Terrence is very knowledgeable in all phases of real estate, finance, development, investment properties and marketing. He also is the broker/owner of Haute Shelter Property Management, Inc with his partner Andrea Nygard, specializing in high end vacation rentals and property management.
