I can’t say enough about Amber and her staff. Amber and I were neighbors for almost 15 years so when the need arose to sell my home, she was my first and ONLY call. Amber IS all things Melrose. Her knowledge and approach to the market/trends/comps in this community in my opinion, are exceptional and second to none. She immerses herself in the process and relieved me of what could have been a stressful experience . She was there every step of the way, and if I ever needed her the response was “I’ll be right over”. My house was under agreement in a matter of 2 business days with every mitigating circumstance expertly navigated. Seamless is an understatement. But, she didn’t stop there. As first-time homebuyers, we highly recommend Amber and her team! To start, she provided us with a detailed but understandable explanation of the home buying process and what type of homes we could expect to find based on our price range. She took us to see several different houses before we found the one we purchased. She was often able to set up private showings prior to open houses so that we could see the homes without large crowds present, and we believe this gave us an advantage in the competitive market. She also was very honest about the homes we saw, and she never made us feel pressured. If she felt that a house was not the "right" one for us, she let us know and explained why. She was always able to work with our busy schedule as well, often available by phone for discussion in the evenings, and very responsive to emails and texts. Amber is what I call a 'big gun' - she is one of those people who just crushes at their jobs. Never pushy, always helpful, communicative, responsive, and professional. She helped me purchase my first home in 2012, and things went so well that I knew I wanted to work with her again when it was time to sell. She has a deep working knowledge of the Melrose market and I can't recommend her highly enough. In any case, the numbers speak for themselves: our house sold for 115k over asking in 2019. Joelle helped us sell our house and we could not have done it without her. She's amazing. We needed to sell our home due to relocation, which made the process more difficult. We had an aggressive timeline. It was all no problem for Joelle. She handled the relo process with ease, all while helping us manage projects and contractors to make sure our home sold for top dollar. The experience that my husband and I had with Joelle could not have been better. Joelle had reached out to me through a facebook page where I posted stating we were going to begin house hunting in Melrose, MA as a first time home buyer. From our first interaction, Joelle was trying to help, with no strings attached. I felt I could trust her right from the beginning, and from our first zoom meeting, my husband and I felt we'd made a great choice. Joelle was pleasant and fun to tour homes with, was very knowledgeable about the area we were house hunting in, and is very knowledgeable about homes- things like circuit breakers, retaining walls, and many things my husband and I were not well informed about as first time home buyers. She would often point out negatives in homes that we never would've recognized being new to the process. She was responsive day and night, and no matter how ridiculous the question, she was patient with us and supported us through a stressful process. Joelle has a lot of strategies that she recommends her clients to use when making an offer on a house, and with following everything she recommended, our offer was accepted on the first house we offered on. The ONE snafu we ran into in the whole process was with our mortgage company that we'd found on our own (instead of using one Joelle recommended). If I could advise anyone interested in buying a home in Joelle's area of expertise, use her recommended staff to assist with the process. Joelle is truly an expert in her field, a trustworthy and kind person, and I could not recommend her more highly. If you trust and do as she advises, you'll get the home of your dreams.

We worked with Amber Orton for an entire year leading up to the purchase of our home. We first met Amber as she reached out to us immediately after we requested ‘more information’ on a potential home through Zillow. We inquired on a Saturday night, which is typically an inopportune time, but thanks to her receptiveness we were able to secure an appointment in her offices the very next day. Amber’s knowledge was on display on day 1. She immediately introduced us to the home buying process, took note of our initial objectives, and provided us with market-specific statistics on the communities we were interested in. Through her commentary, she gave us better line-of-sight into the markets that we could afford, where we could get the best ‘bang-for-our-buck’, and basic information on historical and recent pricing trends. The intangible asset of her experience was apparent, and we were hopeful to utilize it moving forward. Over the course of the year, we learned that the home-buying process is exciting, emotional, and somewhat arduous. Moreover, it is fair to say that we didn’t grasp the commitment we were undertaking. But from the start, Amber explained to us how she had worked with some clients for only a matter of weeks before finding their ‘dream home’, whereas other clients took longer, including years. This set our minds at ease, knowing that we had an agent who would be there for the long-run if needed. Throughout the process, Amber acted more like a trusted advisor than an ‘agent’. She offered education, advice, and factual information about the homes, neighborhoods, and markets we visited. There was no sales pitch, and no unnecessary pressure to purchase for her own financial benefit. She was completely professional at all times, giving us her honest opinions. This included commentary around the tricky topic of valuation (i.e. how much a house is really worth), which was appreciated. On many occasions, Amber also went above-and-beyond the call of duty. For example, as we were living miles away from our sought out destination(s), and as the travel was particularly inconvenient, there were instances in which she actually went out of her way to look at houses on our behalf, take pictures, and report back to us her commentary. Importantly, Amber kept us in positive spirits through the ups-and-downs of the home-buying process. The one comment she made to us that really stuck with us, particularly as we had some bad luck on a number of occasions, was the following: “You guys are getting closer and closer to finding exactly what you want.” And she was right. She often knew when we wouldn’t like a home before we even saw it in person, but she took us there anyway. It was our decision to make, and she was just there to help guide us towards the ultimate goal. Communication-wise, Amber was very responsive with email, calls, and texts. For example, this instance happened a few times throughout our search - that at the last minute, say on a Friday night, we wanted to see a house - and Amber was available to show us. She greeted us with energy and enthusiasm each time we saw her. After we found our house, Amber was instrumental in the closing process, making it seamless and trouble-free. The intimidating acronyms and the “industry language” were not a concern, as Amber helped guide us, and this became even more apparent as the timeframe became compressed, and there needed to be clear & concise communication between the team of lawyers and the lender. All told, we feel fortunate that we had Amber as our buyer’s agent. Whereas we didn’t know it going into the process, and while her professionalism was unabated during the process, we now consider her a friend. You can’t ask for more, and we give her a high recommendation.

My husband and I started looking for a home in June 2013. We were picky, and our requirements were pretty strict - we wanted newer construction, preferably a townhome, with easy access to public transportation, but also parking for two cars. Amber was more than willing to work around our hectic work schedules - we often saw places after 7 at night or on the weekends. She was knowledgeable and helpful, even after we decided to take a break from house-hunting to renew our lease. A couple of months later we saw a property we liked online and contacted Amber to check it out. The property ended up being a short sale and she helped us throughout the 4-month short sale process (and kept us sane!)

We've kept in touch in the years since and I've reached out to recommendations and with questions over the years as we've considered moving (and then decided to not move, repeatedly).

We recently sold a house in a community close to Boston and bought a larger house further out. Amber handled both the sale and purchase. It took a long time, including a period of months we spent kicking the tires before we were committed to moving. After deciding we were serious, there was another period spent looking at quite a few houses, so Amber would better understand what we were looking for, and we would understand the market. We found a place we loved and decided to bid. That turned out to be a little complicated, and some good tactics were needed to land the house, but we did. Then we sold the old house. It was in good shape, and we were lucky to be in a market extremely favorable to sellers, but there were even a few bumps here, like old permits. Throughout the entire process, Amber did a perfect job: communicating with us, understanding us, keeping us informed, and helping us solve problems. It was a consistently positive experience, over a relationship spanning months, and countless emails, phone, and face-to-face conversations. Amber was immensely helpful with finding our house. We were lucky to stumble into a relationship with her but it quickly became obvious that she was well-suited to work on our schedule. This year's housing market was very poor for buyers due to the low number of houses and multiple buyers. With houses going under agreement in as little as 2-3 days after going on the market, we needed an agent that would be able to book listings immediately and adapt to our schedule. She calmed many of our concerns (we were out of state during much of the process) and she responded to every email and phone call within a handful of hours. She is an excellent partner in selling, and I say partner because she never pushed us to do anything we didn't want to do. Amber's associates are also excellent; the lawyer she referred is exceptional and the home buying stress was minimal during the pandemic. I tried to convince Amber to move to a different state with us; unfortunately she loves living north of Boston and wouldn't consider moving. :) Amber and her team provide stellar services to both home buyers and sellers - they have set the bar of expectations very high. We have used Amber twice now--once in 2011 when we bought our first home and again this year when we bought a new home and sold our current home. We spent over a year looking at homes before finding the house we wanted and Amber was a pleasure to work with throughout the entire process. She was incredibly patient with us and never intrusive. We always felt like she had our best interest in mind. Her suggestions were incredibly helpful. She was very easy to get a hold of when needed which made it very convenient for seeing homes on short notice.

When we sold our home she was equally helpful. Her suggestions were spot on and directly led to us getting an offer within a week of listing our home. She and her team did a fantastic job staging the house and she planned out open houses and showings with minimal disruption to our lives.
