Bidding on a house with multiple offers, Tim's experience and good reputation in Pittsburgh made all the difference in us winning our new house earlier this year.
As we were moving from out-of-state, Tim was very accommodating with video tours and making sure the sellers knew that we were reliable buyers. He was very patient and responsive to all of our questions. He got to know what we were looking for, and he provided great advice on the local market and neighborhoods.
While he's very easy-going to work with, he also makes a great effort on behalf of his clients. Without his work, we would likely still be looking for the right home. I would highly recommend him to anyone.

Tim is a great realtor, we're really glad to have had him represent us for this next investment property. I think as an investor himself, there is a lot of great tips that he provided us that was not necessarily shared by other agents. Super patient and accommodating. He recommended an excellent inspector, roofer, and cleaner for the job -- he definitely knows the industry to help with your needs as a buyer. I would definitely recommend Tim as your realtor.

Tim is an incredible agent! My wife and I couldn’t be happier with the process of working with him or with the result, as he helped us buy our dream home in Highland Park in April 2022. He was extremely effective in all the ways buyers look for (especially in this wild seller’s market): he was knowledgeable about Pittsburgh houses and neighborhoods (we looked in Highland Park, Shadyside, Squirrel Hill, Point Breeze, Friendship, East Liberty, and Lawrenceville); highly effective in communicating with us and with other agents, sellers, mortgage lenders, and inspectors; and skilled at thinking through options for crafting the best offer. On top of this, he was an absolute delight to work with. He was always reachable by text message and phone calls and he was very flexible in working around our schedule, as we were moving from out-of-state and often had to make quick trips to Pittsburgh. We had a great time touring houses with him and we especially appreciated how quickly he “got” our tastes and preferences. Tim is a phenomenal realtor! More than meeting us at multiple showings and walking us through the home purchase/mortgage process (which by itself would have been enough), he got to know us, our interests, and our values in order help us find the right place. He asked the right questions at the right time and kept us and any third parties involved on track through the entire process. What a gem! Tim Gyves has been my homeownership fairy-godfather. I was referred to him by a trusted friend who recommended Tim on his sensitivity to the injustices and nuances of housing affordability in Pittsburgh. Tim was extremely generous in working with me over a multi-year journey, a pandemic, and changing life circumstances. He demystified and guided me through the intimidating formalities of the home buying process with particular grace and resources for first-time and low-income homebuyers and folks with unconventional employment structures, and he always made time for my confusion and questions. My search took a few seasons of fits and starts, and all the while and Tim supported me to feel informed, integrated in my values, and as sane as possible both in the search and the buying process. Tim has been working with me from shortly before the first shutdowns of the pandemic. We had a lucky break with one house that I was in the paperwork for when officially the state closed down and I was unceremoniously unemployed. It's been well over 2 years that Tim has stuck it out patiently helping me plan and work towards buying with my partner. I realize this review should be relatively concise, so I will have to limit how many nice things I would say about Tim.

He's incredibly professional and helpful, demystifying elements of buying that were new to us as first time home owners. He listened to all of the comments I had about interesting house features, my dislikes, and my hopes in finding a "perfect" house. I don't make a ton of money and never felt pressured to extend my means past what I could manage. Tim was particularly helpful in helping us find a mortgage broker who would understand our non-standard employment history (we're both restaurant workers and industry jobs are often excluded or limited to mortgages due to the many tenuous and unpredictable elements of the work) I think I did ultimately find the perfect house all through the guidance provided by Tim.

I just relocated from Boise, ID to Pittsburgh and I can't say enough about how excellent Tim has been in helping me find the right house in the right neighborhood! He knows the area well and has a lot of family history here, so he grasps the unique character, flavor, and vibe of the neighborhoods, not just the $$ and market details. Tim is kind, respectful, thorough, and really listens, which made me like him from our very first phone meeting. Tim is the best of the best! This is my third time buying a home and Tim has been the most professional, most knowledgeable, and most responsive of all realtors I've worked with. At an incredibly stressful time in our lives, Tim helped me and my partner navigate moving back home (from Washington to Pennsylvania). Tim made sure we did not over pay for a home that was in need of some TLC. He also helped us sail through what could have been a tricky set of negotiations. Tim is a true professional and he respected our needs every step of the way (he even recommended some daycare centers for our toddler!) I don't anticipate moving any time soon but I would not hesitate to call Tim should I need to buy or sell a home in the future.

I've known Tim from his social media posts about his love of the built urban environment (I follow his amazing Instagram account). So when it came time to purchase my first home, I knew I could turn to him for some basic questions. Tim is cool, calm and collected. But his is also amazingly patient, informative and responsive! He was with me during all the ups and downs that occur when you find and later lose a house you thought you loved. He was available 24/7 basically, responding within minutes to my texts and emails. I often wondered if he slept! So this is all to say that I highly recommend Tim for you if you're looking for a home, especially if you are a first time homebuyer like myself. And when I decided to get the second one there is no doubt I'll be reaching back out to Tim to be my agent. Not only did I get a new house out of deal, I made a new friend!

Tim was a wonderful realtor — out of the three I was choosing between, he seemed to be the most responsive and understand the value in the home that I had. I was selling an older, large 1900s Victorian where I had done a mix of restorations as well as modern updates, and Tim was able to effectively evaluate and market the home to the right kind of buyer, who would appreciate and value the unique character of an older home. He provided great suggestions for some final work I had to do before I put it on the market, and was extremely responsive throughout the entire process (a lot by text, which was great for me). As a seller, I would highly recommend Tim for his insight into the older housing market as well as his professionalism and responsiveness.
