Here's a reworked version that keeps your voice but points it toward development. A couple of notes first: I kept the "talking people out of it" opener because it's genuinely good and disarming — it just needs to land on a different note by the end. I also pulled your SoCal construction background forward, since that's the credential that actually matters for the development pivot, and I framed the brokerages/property-management as the foundation rather than the headline.

I've been talking people out of buying real estate since the late 1900's. It's true — I only help buyers and investors get into deals I genuinely believe are great investments. Saying "no" to a bad opportunity matters more than saying "yes" to a mediocre one.
That instinct comes from doing the work from the ground up. I started as a construction project manager and commercial developer in Southern California before moving to Kansas City, and I've since owned a property management company and built two real estate brokerages. Along the way I've taken on flips, historic renovations, rehabs, tax credit and LIHTC deals, and 1031 exchanges — the kind of complex, structure-heavy projects most agents never touch.
Today my focus is increasingly on development: putting that construction and deal-structuring experience to work creating housing, not just transacting it. Whether you're an investor sizing up a portfolio or a partner with a project to build, I bring a practical, build-first perspective to the table.

I'm interested in serving & improving the impoverished areas of our city while guiding real estate buyers/sellers in order to finance my philanthropy.
